The common mistakes people lose money on. It's the same four every time.

Going in without the knowledge, just optimism. Getting pregnant with a deal before the DD is done, so they justify instead of investigate. Not calculating the equity required, or gearing up too hard, when a quick finance check would've told them. And forcing non-compliant approvals, jamming in as many lots as the zoning won't allow.

The fixes are boring, which is why they work. Stay in your lane, do the DD, know your equity, check the finance early.

If you're registered for GST, you claim the GST portion of your costs along the way. Construction costs of a million bucks means around $100k of GST coming back to you, and that refund lands in your trading account where it can pay bills or sit as cash. That's real working capital most beginners forget to count.

It gets more interesting once the bank's involved. Later in the works the bank is often paying your bills directly, but the GST refund still usually comes back to you, so you're getting use of that money without having forked it out. Some banks want the refund back, and some only pay the trades ex-GST, which means you're funding the GST portion yourself. Every bank runs it differently, so know your facility before you count on the cash.

This is exactly why you want a good bookkeeper across your books. Get your accountant across your setup early.

Your feaso doesn't stack. So which number are you going to change?

Not the revenue, the market's already set the ceiling. Lots trade at $300k, so $350k is fiction. Not the costs, your civil contractor isn't donating 25% to your dream.

The land. That's it. That's the only number in the whole feaso that's actually negotiable. So you offer the vendor what gets you to 30% margin on cost, and if he says no, the deal doesn't exist. Move on.

Sounds brutal until you've got surveyors, planners and agents feeding you sites every week. Then it's just Tuesday.

Council bonds your landscaping, civils or road for months or years after completion, and because the project feels finished long before they fall due, plenty of developers never collect. Diarise every bond the day you lodge it and follow it up. It's your money.

Some people skip due diligence altogether. They see good numbers and go all in. It's the fastest way to lose a fortune.

Doesn't matter how clean the deal looks. The stuff that sinks a project hides where the numbers can't show it, easements, contamination, ground conditions, servicing costs you never saw coming.

DD is how you find that before you're stuck with it. Run it down in 60 days, 90 if it's complex. Don't be the one tying a site up for nine months either.

Skip it and you're gambling, no matter how good the deal looked.

The search is more than half the battle, because a good site is the right land, the right location, the right price, the right terms and the right zoning all lining up at once. Find that and the rest is just ex*****on.

People ask me where the hotspots are, and the answer's a formula, not a postcode. I only do regional, somewhere decent with something drawing people in.... that's the demand side. The other half is supply, because I'm not parking myself next to a Stockland pumping out 2,000 lots and competing with that.

Demand where the supply isn't. That's the whole hotspot.

Now's the time you've been waiting for.

Little snippet from yesterday's workshop. Had a group of 12 eager developers in the room, and what amazed me was not once did the question come up about "should I be developing now".

This reel came right at the back of the workshop and I prompted it. Their response was strong, resilient and stoic. "It's not about timing the market, it's time in the market".

I have 6 active developments on right now, each of them at different stages. Also in negotiation on a site too. So whilst selling a couple of blocks on 2 of them is slow, the other 2 deals I'm running due diligence on and going unconditional on have been a lot easier due to the lack of pressure in the market.

But all of these deals are not only equity heavy, I have the experience to ride out this market and sell on the upturn. I'm playing the long game, and I know this time in 5 years I'll be thanking myself. Just like I am for the choices I made in 2019.

So I encourage you to start getting educated and begin the process now. Australia needs more land developers.
