🏡 One of the best parts of being a Buyer’s Agent in Cairns & FNQ… the views aren’t too bad! 🌴🌊

I’m lucky enough to spend a lot of my week inspecting some incredible properties across Cairns and Far North Queensland, and I’ll admit, I’m always a sucker for a great view.

Ocean views, mountain backdrops, rainforest surrounds, acreage, city lights or a tropical outlook from the pool — we really do have some amazing property here in FNQ.

But when I’m inspecting for a client, I’m looking well beyond the view.

I’m assessing the property, location, value, condition, potential issues, future resale and how well it actually matches what my buyer wants and needs.

A beautiful view might get your attention, but buying the right property at the right price is what matters.

What does a buyer’s agent actually do for you?

A true buyer’s agent does much more than send you listings.

The real value is in finding the right property, understanding what it is actually worth, knowing when to act and knowing when to walk away.

In the Cairns market, I regularly receive 20 to 40 property opportunities each week, including genuine off market and pre market properties that may never be publicly advertised.

But access alone does not make something a good buy.

Every property still needs to be assessed against the current market, recent comparable sales, condition, location, land, competition, seller motivation and future resale.

We have recently seen shifts of around $25,000 to $60,000 across parts of the Cairns market, depending on the property and location.

That does not mean every property is suddenly worth another $50,000.

It also does not mean those increases will continue.

The difference is knowing how to use the market to your advantage rather than simply following it.

That is where strategy and negotiation matter.

A selling agent is paid by the seller to achieve the highest possible price.

A buyer’s agent represents you.

On the right purchases, I have helped clients save $50,000 to well over $100,000, and on some negotiations considerably more, compared with seller expectations, starting positions or where the property may otherwise have been purchased.

But sometimes the biggest win is telling a client not to buy.

Avoiding the wrong property, an inflated price or a costly mistake can be just as valuable as negotiating a discount.

The goal is not to find you the first property.

The goal is to find the right one, at the right price, on the right terms.
