That is why he volunteered to be part of the The REIQ Property Management Chapter.

It is an operating model.

That is the part many investors underestimate.

A long term rental usually has one tenant, one lease, and a steadier rhythm.

A short term rental has guests coming and going, regular cleaning, more wear and tear, furnishing upkeep, linen, appliance replacements, and little jobs that can pile up quickly.

We have seen investors focus on the nightly rate first, then think about the workload later.

It should be the other way around.

Before setting up a Cairns property for Airbnb, we would be asking:

Can the income handle the quieter months?

Who is managing the guest turnover?

Who replaces the broken toaster, stained linen, missing remotes, and mysteriously disappearing forks?

Routine inspections should not feel like a surprise extra.

Ben has worked in property management since he was 21, and one thing has always stood out to him.

If a management fee is already being charged, routine inspections should be part of the service.

That is why we complete four routine inspections per year for our clients at no additional cost.

Not because it is something exciting.

A Notice to Leave is not a frustration button.

We understand why landlords ask about it.

Sometimes a tenancy has been difficult, communication has broken down, or the owner simply wants the property back.

But in Queensland, ending a tenancy is not as simple as sending a form and hoping everyone packs up nicely.

A tenancy agreement is a legally binding contract, and it can only be ended in certain ways.

The Notice to Leave process also needs the correct reason, correct notice period, and correct timing.

This is where small mistakes can become expensive ones.

The owner may be completely justified in feeling frustrated, but the paperwork still needs to be handled properly.

That is why we do not treat notices as a quick admin task.

We look at the agreement, the grounds, the timing, and what the legislation allows before anything is issued.

We have seen investors get excited by peak season income, then forget to ask what happens when Cairns gets hot, humid, and a little less appealing to holidaymakers.

That quiet stretch matters.

A short term rental might bring in strong income when it is booked, but the real test is whether the property still works when bookings slow down, furniture needs replacing, cleaning costs add up, and management fees take their slice.

Before furnishing a property for short term letting, we would always look at the full year, not just the best months.

Ask yourself:

Can the property carry itself in the quieter part of the year?

Are you comfortable with uneven income?

Have you allowed for repairs, replacements, linen, appliances, and wear and tear?

If the answer is unclear, it is worth getting local advice before committing.
