Urgent repairs aren’t just “important”. They’re time sensitive under legislation.

From our experience, this is where some landlords accidentally get caught out.

A tenant reports a serious issue. There’s a delay. And before you know it, the tenant has legally arranged the repair themselves.

Under Queensland legislation, tenants have the right to organise emergency repairs if the managing party or owner does not act within a reasonable timeframe.

That includes things like serious water leaks, dangerous electrical faults, or essential services failing.

We’ve seen situations escalate simply because someone didn’t realise how quickly they needed to respond.

This isn’t about panic. It’s about process. Clear communication. Fast decisions. And knowing what qualifies as urgent versus routine.

When repairs are handled promptly and properly, everyone is protected. When they’re delayed, things can become expensive and complicated very quickly.

The way someone communicates during the application process usually tells you how they’ll communicate during the tenancy.

We’ve seen it play out repeatedly. Applicants who respond promptly, provide documents clearly, and ask thoughtful questions tend to stay engaged and cooperative long term.

The opposite is often true as well.

It’s not about being overly critical. It’s about recognising patterns early.

Strong investment property tenant selection isn’t just about income and references. It’s about consistency, accountability, and how someone handles small interactions before they’ve even been approved.

The tone set at application stage often becomes the tone of the tenancy.

A normal holiday packing list might include clothes, sunscreen, and a passport.

Ours apparently includes a laptop, two extra screens, and a full blown property management setup.

Ben went to Vietnam for a holiday and somehow still ended up building a mobile office like inspections were about to start in ten minutes.

Some habits are hard to switch off.

The truth is, this photo is very on brand for us. We like staying across things, keeping communication moving, and making sure our clients are looked after, even when the backdrop looks a lot better than Cairns inbox weather.

So yes, this was a holiday.

But also, clearly, a temporary branch office.

Who else says they are taking a break, then casually opens the laptop anyway?
