We do love a Belle wedding.

I’m fairly sure neither Liam nor Myra expected work would be where they’d meet the person they’d end up marrying… but here we are.

Last weekend we were lucky enough to be there to celebrate with them.

There have been plenty of lovely things to come out of this office over the years. This one is right up there.

Nicholas and I are not especially good at letting go of the reins (is any business owner?). But we’re trying to get better.

Escapes is our holiday accommodation business, and Antje Gruttemeyer and Ben Lewis have lived and breathed it for the past few years. It’s a relentless business that runs 24/7, and you genuinely have to care. About the guests, the owners, the homes, the tiny details and all the things that go wrong at inconvenient times.

Antje and Ben are now stepping into formal roles as Co-Directors.

It is less a change to how Escapes operates and more a very well-earned recognition of what has already been true for quite a while. We are still involved (obviously…), but we genuinely could not imagine better people to continue growing this business with.

We are very proud of them both, and very excited for the next chapter. 🤍

I could give you a long list of Vanessa’s many talents, but one of them sounds pretty obvious (almost too obvious to mention) until you see how useful it actually is: she seems to file away every single house she sees somewhere in her brain.

Back in February, she met with the owners of a home in Redlynch. They weren’t ready to sell yet, so there was no campaign, no advertising and really nothing much to do at the time.

A few months later, she was talking to buyers relocating to Cairns and thought of it.

One private inspection later, it was exactly what they were looking for. Settlement was last week.

Off-market sales aren’t always about having some enormous secret database of buyers. There are obviously other things that have to line up (including both the buyer and seller trusting the agent…), but sometimes it’s also just knowing the houses, knowing the people looking for them, and remembering when the two might fit.

Trinity Beach has probably spent a little too long being treated as the poorer cousin of Palm Cove (and maybe Clifton Beach too).

The numbers have been pushing back on that for a while.

In 2024 it had the strongest house-price growth of the four main Beaches suburbs, up 15%. And in 2025/26 it was actually the busiest market overall, with 219 house and apartment sales and 17% of all sales over $1m.

And then you stand in a living room like this and wonder why anyone ever thought otherwise.

The beach didn’t suddenly get better. I think buyers have just finally caught up.

Seven years ago (not sure where that time went…), we were standing on a construction site discussing the sales campaign for Osprey Residences at Crystalbrook Bailey. COVID put a spanner in the works, and we ended up leasing the apartments instead while we waited for the right time.

Fast forward to now, and we’ve had 30 contracts exchange in three weeks.

The first release is Levels 5–8, with Levels 9–12 next.

We’ve been blown away by the response – and very proud of our team, who have been working at a fairly ridiculous pace to keep up with it.

Woah… We packed the car with what felt like a completely ridiculous number of brochure packs for Osprey Residences' first open home. Thank goodness we did.

Over 200 people came through in one hour. We had ten of us onsite stationed across three levels, with two lifts threatening to go on strike.

I know it sounds ridiculous, but it took us about 19 years to realise that 30 people working in the same office don’t just “know” everything that’s going on…

Sales agents knew what was happening in their team, PMs knew what was happening in PM, Escapes knew what was happening in Escapes, etc etc.

And I was probably assuming I’d told everyone something when I had actually only mentioned it to Nicholas and three other people.

We started whole-team catch-ups two years ago so, once a quarter, everyone hears what is actually happening across the business.

This one included EOFY results, Osprey Residences (although if they didn’t know that one, they were living under a rock), Caliper themes, team benefits and whatever else I could come up with on a Sunday afternoon.

We also start with breathing exercises now. Everyone thought Nicholas was joking when he introduced that one… he wasn’t (and I’d happily take credit for the idea if I could!).

It has become one of the most useful things we do.

Every seller wants a “southern buyer”, and the perception that they pay more on average is probably quite true.

Not because they’re stupid, and not because they get tricked into paying more. Their perspective is just different.

A $2m beachfront home in Cairns, or a $600k apartment close to the city, can look very different when you’re coming from Sydney prices.

A bit like the first time an Australian goes to Bali and pays $2.50 for a beer.

And with Cairns looking like this at the moment, who can blame them?

Throughout the 2025–2026 financial year, 80 properties were sold across Edge Hill, [total of 68 houses and 12 units] with a suburb median house price of $936,000.

I was proud to achieve a median sale price of $1.28 million, highlighted by the successful sale of 7 Sandray Close for $1.39 million.

While the market has settled from the exceptional pace of last year, Edge Hill has remained resilient, with presentation, strategic pricing and quality marketing continuing to deliver outstanding results for well-presented homes.
