I still remember the exact feeling of finishing a night shift, that mix of exhaustion and “I gave everything I had today.”

Nurses do that shift after shift, year after year. And so often, what we get back financially doesn’t reflect what we give.

I made the move from bedside nursing into property investing a while back now, and one of the most rewarding parts of what I do is working with nurses who are ready to build something for themselves, not just a payslip, but an actual portfolio that keeps working long after the shift ends.

To date, I’ve helped a large number of nurses take that first step and it’s never been about hope, luck, or waiting for the “right time.” It’s about making decisions based on real numbers today, not on a rate cut or a tax change that may or may not happen.

I get asked a lot: “Should I wait for a rate cut before I buy?” or “What if negative gearing changes?”

Here’s the thing if your investment only makes sense because of a rate cut that hasn’t happened yet, or a tax rule that could change with the next budget, that’s not a strategy. That’s a hope.

The investors who do well long-term are the ones who buy on today’s numbers, in the right location, with the right fundamentals and treat any future rate cut or tax benefit as a bonus, not the reason they bought.

Strategy first. Everything else is upside.

Two clients. Two cities. Two completely different reasons to buy property and both of them actually did it.

One client wanted something simple: a place of their own to call home, in Cairns. No more renting, no more waiting for "the right time." Just a decision, followed through.

The other was thinking longer-term, using their Self-Managed Super Fund to purchase an investment property in Bundaberg as part of their retirement strategy. Different city, different goal, but the same result: they took action instead of putting it off.

I buy borderless.

The right property isn't always the one closest to home, it's whichever one actually stacks up, wherever that happens to be. Cairns, Bundaberg, or somewhere else entirely, that's where we look.

Buying an investment property can be stressful, especially when you’re dealing with agents, negotiations, competing buyers and trying to work out whether you’re actually making the right decision.

My role is to be firmly in my client’s corner — to give straight advice, negotiate hard, challenge things when they don’t stack up and make sure the property actually fits the strategy.

It’s not about simply finding a property.

Buying an investment property is one of the biggest financial decisions most people make and it's easy to get swept up in the excitement of "the deal" before you've actually stress-tested it.

Before you sign anything, run through these 5 questions:

1️⃣ What's my strategy cash flow or capital growth?
2️⃣ What's my true budget (deposit + stamp duty + LMI + inspections + a maintenance buffer)?
3️⃣ What's rental demand actually like in this area?
4️⃣ Can I still service this loan if rates rise another 1-2%?
5️⃣ Does this fit my long-term plan, or am I buying on emotion?

Hey everyone, I'm Cameron, the founder of The Way to Invest.

For 16 years I worked as an Emergency Nurse. It gave me an incredible life through travel, experiences, opportunities I'll always be grateful for. But 12 years ago I started investing in property, and it showed me something I hadn't expected: a way to build a life on my own terms, one that actually lines up with my values.

These days I work as a buyer's agent. In plain terms, that means I help everyday people find, evaluate, and buy investment properties without the guesswork, the emotional overpay, or the hours lost trawling listings on a Sunday night. I do the research, the number-crunching, and the negotiating, so my clients don't have to.

Honestly, that's my favourite part of the job. I love the buying process itself, but even more than that, I love watching my clients achieve things they never thought were possible for them. That moment when it clicks, when they realise this is actually within reach, that's why I do this.

One of the biggest mistakes I see investors make is buying a property before they have a strategy.

They hear about a “hot suburb,” get excited by a low interest rate, or follow what someone else has done without asking the most important question:

Does this property actually fit my goals?

The reality is there is no such thing as a perfect investment property. The right property depends on your financial position, risk tolerance, cash flow, long-term objectives, and where you want to be in 5, 10 or 20 years.

A successful property portfolio isn’t built by chasing the next trend. It’s built by making informed decisions that align with a clear strategy.

That’s exactly what I help my clients do.

Before we ever start looking at properties, we build a plan. Because when the strategy is right, every decision that follows becomes much clearer.
