The conversation around property investment has shifted since the budget announcement, and I'm seeing it in real time.

People aren't asking whether to invest anymore. They're asking where they can still find stability.

Canberra keeps coming up. Not because it's the most exciting market in the country, but because it's one of the most consistent. 🏡

Strong government employment base. Vacancy rates holding around 1.1%. And in parts of the new build market, genuine undersupply that isn't going away any time soon.

Most of Canberra doesn't make the property headlines. It's not trying to. But that's exactly why it continues to hold its ground while other markets swing harder in both directions.

If you're rethinking where your money works hardest in this environment, it might be worth a conversation.

Heading into our 6th TPC Retreat, easily one of my favourite times of the year.

The ACT Government has approved major planning changes that will allow townhouses, terraces and low-rise apartments to be built in established suburban areas that were previously off-limits.

RZ1 blocks stay at two storeys. RZ2 opens up to three. Subdivision and block consolidation permitted in both zones. The idea is to unlock the "missing middle", homes that sit between a standalone house and a high-rise apartment.

The minister has been clear this isn't an overnight shift. It's a decades-long change to how the city grows.

It's a good reminder that Canberra is still working through what density actually looks like here. The policy is moving. The question now is whether the tax settings, approvals and feasibility stack up for developers to actually build.
