We believe there’s no substitute for walking through a property ourselves.

Routine inspections give us the chance to see how the property is really being cared for, pick up on small maintenance issues before they turn into big repairs, and have a quick chat with tenants about anything they need.

It’s also a great way to ensure the property still presents well and meets the standards you expect as an owner. While some agencies rely on photos or virtual check-ins, we know firsthand that nothing beats being there in person.

One thing I always recommend to landlords is to factor in property improvements between tenancies.

If you’ve recently upgraded appliances or refreshed the paint, your property may now compete with higher-priced rentals in the area.

These upgrades don’t just look good, they add real value for tenants and can justify an increase that still feels fair.

From experience, rental income stays strongest when the rent is in line with what the market is paying. If the price sits a little higher than local demand, the property can take longer to lease, which sometimes leads to a gap in income.

Even a small difference can have an impact. Holding out for an extra twenty dollars a week can sometimes mean a longer vacancy, and the lost income adds up quickly. When the price aligns with similar homes, the property attracts more interest and secures a tenant sooner.

For landlords in Canberra, compliance with the Residential Tenancies Act 1997 is not optional; it's a legal requirement.
