The market, in many cases, is only as good as the process you execute. You maybe seeing reduced clearance rates now. But it’s about connecting the right buyer to your property. It’s currently sensitive to poor processes and overly logical thinking that relies primarily on data. In some situations, it’s producing exceptional outcomes—depending on the process and the belief system of the agent involved.

If you’re currently on the market, don’t rush to adjust the price. Instead, assess the marketing, the process, the energy, and even the timing of your open homes. Consider what time is best to show the property, the wording and negotiation structure being used, and whether there’s fairness and positive intent toward buyers. Are buyers receiving all the necessary information easily and quickly?

Speak to your agent about exploring other avenues rather than just adjusting the price. Particularly if you have to buy after you sell, or re invest. The maximum outcome could be life-changing. OO

Their dreams, their goals, their reasons why they want to improve the quality of their life.

Then create the most amazing experience they have ever had.

Show them the most genuine intent. Demonstrate your understanding of their situation.

Care and believe in a better future for them and their family. Make it a point to ensure their life is better after having met you or your service.

And if you make a mistake, return to that core centre.

Light up their space.

I always say - Focus brings insights. The sound of the need of those you serve should be deafening, to the point that nothing else can be heard. The person or company that can hear the frequency of those they serve the loudest are the ones who produce the greatest solutions AND overtime dominate the space they are in, bringing more value then anyone else can expect. One of the most important factors in generating the maximum outcome for your property is how buyer inquiries are handled. Providing buyers with all the information before they ask questions creates trust in the campaign. For example, we give out the contract of sale to purchasers before they even ask for it in an automated inquiry. What does this do? It speeds up the purchase process for the property. From marketing to the connection to the information they’re receiving, everything works together. There are many moving parts to establish a connection between a purchaser, a property, a vendor, and an agent. Once everything is aligned, the maximum outcome will be achieved, and the purchaser will be comfortable paying a bit more of a premium for a property they love in a process they understand, then being involved in a process they don’t. Brand new and renovated homes are achieving record results but still under replacement costs. The reason is that construction costs remain higher than usual. Buyers are opting for completed products and paying a premium to save time and money. This trend in the market is creating a domino effect across all sectors, with results occurring in the new home sector, causing a gap between original homes and newly constructed or renovated ones. This slower growth in that sector is nonetheless occurring, which then pushes first-time buyers into the apartment sector, also now showing strong growth. It's important to analyze the intention and understanding of the purchaser to determine which sales process to run for the property; there are one or two buyers in a different price bracket than the other buyers involved in negotiations because of the different reasons for purchase. Due to the reasons noted above, including construction costs and limited housing, it's forcing developers out of the market, resulting in less stock and ultimately growing house prices. OO

Predicting what someone wants before they ask is the ultimate level of "service". A fast reaction is still miles slower than a pre-action. It's the one thing that we've focused on the most and still believe we have a long way to go. A question from a consumer to us is an indicator of the work we haven't yet done. When the office phone rings, unless it's new business, I never think about how great we handled it or how fast we answered it. I think, why did they call in the first place? What did we miss? If it's not broken, make it better. OO

Later, I found out it was because her pay hadn’t come in yet, and she was embarrassed. 18: On her way to my house, she asked if I wanted anything from McDonald’s. I said yes, thanks. She arrived with only one order. What happened to the other one? I ate it on the way, but she didn’t. 18: I drive into our driveway. She’s never met my parents. She refuses to come out of the car. “Starts with belief” how it came about?

I was looking to open , so I spoke to people. They told me, “Whatever you do, don’t do this or that.” It was confusing. I cut out the noise. It was just their belief. What do I believe? . I would meet people in their home, a huge decision for them, almost anyone who took action had a belief that their life would improve from that action. But most of the time, only that person would understand. You could be praying for a miracle for a loved one or going across the country on a small chance it could work out. Changing jobs, taking a plunge into something you’re unsure about. Belief is something from your world of imagination, YOUR turning point.

I thought about what underpins this company. I thought about what I want people to feel when they engage someone from our company. I thought about what it means to people when they make a major life decision. It starts with belief, I thought. That’s it. That’s what drives action. The end is really the start, and belief is the fuel. I kept saying that to people I met, and pretty soon it caught on. I trademarked it 13 years ago. It underpins everything we do. OO

I was talking to the team about the future of realestate. A tool that will change the way people think about agents. Imam said, “yes but it won’t be able to turn nothing into something”. I asked what do you mean? He picked up the phone in front of everyone. Found a property online that’s not even in the areas we operate Sandringham. It was on the market for over 90 days. He said I will help these people get it sold. It had a List price 3.5m. He cold called the owner. Owner said, funny you called, we are looking for another agent. Booked a meeting to see them. Told the owner if he only gets 3.5m he won’t charge them a dollar. De risked it for them. The owners said sure, we have nothing to lose. Exactly one week later, a guy who knew an another guy goes through the property Off market. 3.7m Done. Wow. Nothing Into something. Belief. Everyone won. Champions find a way.
