Selling an investment property is a different job to selling a home.

There are tenants and leases to work around, access to coordinate and a vendor who is usually weighing up the result on paper rather than the memories in the walls.

It takes someone who keeps every detail straight and keeps the owner across each step, even when the property is one they have never lived in themselves.

Is this the market crash they were telling us about?

Because from here, it doesn't look so bad for our little slice of the North-West.

Highlights of the last 30 days include increased buyer activity online - with over 2,000 new buyer tracking reports across our eight suburbs.

A huge jump in buyer-ratios for two of our patches, and while we expected Delahey to make the list - the second suburb was a bit of a surprise.

And softening demand in Taylors Hill does not mean prices are falling off the face of the earth.

The long-short of it is buyers are out there - watching and waiting. What we're seeing in person is less foot traffic, more online enquiries and the buyers that are around at the moment are certainly not under pressure to buy.

Median days on market has crept up a whole day over the last month, and we expect that to continue stretching for vendors that are still married to the prices of 6-months ago. But for well priced, well presented homes - they're lucky to see a second open.
