BETTER BUY SOME EAR MUFFS IF YOU WANT TO SLEEP IN THIS HOME 🎧🎧

Another poorly framed eave lining left to rattle in the fascia groove for all the years to come 😢🤯

This is what you’ll be left with when your builder resorts to using unskilled or poorly trained trades that they are incapable of properly supervising🤦‍♂️

Eave cross trimmers are installed beside each truss tail at 600mm centres, with the eave linings then fixed into those trimmers at between 200 and 300mm centres -removing the possibility of any rattle. Obviously for this to happen the trimmers need to be hard down onto the back of the linings ✅

This home had them installed at 1200mm centres down one side, with none at all down the other side 😱😱

If not identified now, the fix for this defective work would be slow, dangerous and costly once the present scaffolding had been removed🤑💰

When a builder is marketing, they’ll give you 10’s of thousands of dollars off the cost of your New Home 🤑

Those supposed savings must come from somewhere, and that’s not likely to be off their profits 💰💰

It will more than likely be off the quality of the trades they’ll use on your New Home; off the quality of the materials, they’ll use in your New Home; and off the quality of the finishes, they’ll accept in your New Home😱😱

WHEN A BUILDER IS BUSY PROMISING YOU ‘MORE’
BUT DELIVERING YOU ‘LESS’ TO COVER THE COST OF THEIR ‘MORE’ 🤣🤣🤣🤣

This is a very common defect we find - after your Frame has been ‘Approved’ - the unsupervised rough-in begins.

The maximum allowable hole through a top plate is 25mm. But to this uninformed tradie - Bigger is better🤯

The alternatives are probably easier and quicker than having to drill the oversized hole 🤦‍♂️🤦‍♂️Either roll the pipe out behind the top plate or using one of the many top plate stiffeners brackets available

Working smarter not harder is just not on some people’s radars 🤔🧐

GOODNIGHT SWEETHEART❤️❤️

Now not so fast there🤦‍♂️🤦‍♂️

This video was taken inside a completed home. The noise appears to be from loose wall wrap edges or loose tape within the external wall cavity💥

The accompanying photos, taken at another current build of the same builder, show why wall wrap installation deserves far greater attention:
❌ Joints not fully lapped to the marked 150 mm lap line
❌ Long sections left untaped
❌ Small pieces of tape used intermittently rather than continuously securing the joint

The wall wrap manufacturer requires that the joins between the different layers of their wrap be either lapped by 150mm or securely taped

During construction, this might look like a minor detail, but once the home is finished, loose wall wrap can become an extremely intrusive noise every time the wind blows 💨and accessing it now for repair will require finished sections of the external wall cladding to be opened up😱

A simple task to complete correctly during construction - A significant and costly problem to rectify afterwards.

This is exactly why independent inspections during construction matter:
Defects are far easier to correct while the work is still exposed.

The last floor joist had been installed 280mm back from the edge of the flooring beside this shower base stepdown😱leaving the flooring just cantilevering out past it without any structural support🤦‍♂️🤯

Looks OK, until you actually walk on it!! 🧐

THIS COULD BE YOUR BUILD AT RISK….. IF YOU DON’T HAVE YOUR FRAME/SLAB INSPECTED INDEPENDANTLY

One of the Frames we inspections yesterday ended up having over 40 separate defects constructed into it, 12 of which were in breach of the approved structural engineers design😱

The most alarming being the compromised and undersized slab edge beam beneath the Chemset bolt fixing to the front steel portal frame🤦‍♂️

This edge beam had clearly not been properly vibrated during the concrete pouring process, leaving in undersized, rounded and with its steel reinforcement exposed and starting to rust😬

If not identified at this stage, this edge beam would have just been covered over and concealed, without assessment or rectification🤯

HAVE YOU EVER WONDERED WHAT’S ACTUALLY HIDDEN INSIDE THE WALLS AND CEILINGS OF YOUR NEW HOME AFTER THE PLASTER HAS BEEN INSTALLED🤔🤔

It might not seem like a big deal at the time, but once the plaster is up, everything in behind it is hidden.
- Compromised framing members from the services installation
- Plumbing, electrical services incorrectly installed
- Missing or incorrectly installed insulation
- Mould growth on framing members that have been left exposed to the elements

All of which are extremely difficult if not impossible, to identify and fix after the plaster has been installed.

WHY A PRE-PLASTER INSPECTION MATTERS👍✅

A Pre Plaster inspection is the last chance to identify these significant defects before they’re hidden from view. It’s the best opportunities to ensure your builder has completed this stage in line with the NCC, all Australian Standards and good building practice.

AT THIS STAGE, OUR EXPERIENCED INSPECTORS CHECK ITEMS SUCH AS:
- Wall, floor and ceiling framing for plumb, level and straightness
- Wall, floor and ceiling framing to ensure it hasn’t been compromised by the services installation
- Plumbing and electrical rough-ins/installations
- Insulation complete installation
- General workmanship and compliance
Just to name a few……

Finding issues at this stage is significantly easier than after your home has been plastered and completed.

What you can find when you bother to get down and 👀look😱🙊

It appears the steelworkers on this job broke their drill bit while drilling one of the holding down bolt holes through this column’s baseplate🤦‍♂️ unable to remove it, they just welded it to the baseplate and moved on 🤭🤣🤪 surely that shouldn’t affect the steel frames holding down capacity….. they hope😖😖

Don’t be fooled into using an inferior inspection company. What we find is what sets us above the rest.

Sadly, this is one of the most awarded builders in Melbourne 😱🤮

If only they put as much effort into supervising their trades as they do into nominating for more awards🤦‍♂️

But awards are a marketing tool that get more clients in🥇

More clients means more corners to cut, which deliver more crap like this and allows their shameless managers and directors to make even more money out of their unsuspecting clients.

Trust any builders selling off how many awards they have won to your own peril🤡
