What you can find when you bother to get down and 👀look😱🙊

It appears the steelworkers on this job broke their drill bit while drilling one of the holding down bolt holes through this column’s baseplate🤦‍♂️ unable to remove it, they just welded it to the baseplate and moved on 🤭🤣🤪 surely that shouldn’t affect the steel frames holding down capacity….. they hope😖😖

Don’t be fooled into using an inferior inspection company. What we find is what sets us above the rest.

Sadly, this is one of the most awarded builders in Melbourne 😱🤮

If only they put as much effort into supervising their trades as they do into nominating for more awards🤦‍♂️

But awards are a marketing tool that get more clients in🥇

More clients means more corners to cut, which deliver more crap like this and allows their shameless managers and directors to make even more money out of their unsuspecting clients.

Trust any builders selling off how many awards they have won to your own peril🤡

Welcome to final walk through on your new home🤮 where your builder has unknowingly installed water features out from your shower areas🤦‍♂️

One can only wonder how a build gets to this stage without anyone having checked the floors in the shower areas for correct falls - that’s for falls back towards the wastes🧑‍🦯🧑‍🦯 not out the doorways🙃🙃

The inexcusable lack of fall within the shower areas has left water running out the doorways into the adjoining rooms & halls!

Sadly for the clients who were very keen to move in shortly, the shower areas in this new home will now all need to be taken back out and redone with the correct falls in them!

More unnecessary delays and holding costs for the clients.

Imagine moving into your newly purchased off-the-plan home only to find it unbearably hot over these warmer summer days! ☀️🌞

When not receiving the answers they were looking for from their developer or builder, these new homeowners engaged us to carried out a thorough inspection on their new home.

Among numerous other significant issues, their new ‘Hot House’ was quickly identified as having no insulation batts installed within its lower ceilings, with an increase in temperature of over 10 degrees to these lower roof areas😤😡

For your entertainment….. but sadly this is someones New Home🤯🤯

We’re calling it early….. This has to be this years worst slab that we’ve come across during one of our Post Poured Slab Inspections 🤮🤢 and there’s still nearly 3 weeks to go🤔

We’ve also just checked and the industry associations don’t have an Award category that would allow this builder to win an award for this crapola 🤣 Give us your suggestions on what this category could be titled and we’ll happily pass them on😜

What’s the easiest way to overcome a toilet waste not installed centrally between the shower and the wall?

Just install the toilet on a 45 degree angle and the problem’s solved 👍

A true example of why you are risking your families lives by not having your New Homes construction independently checked by others than your builders preferred building surveyor, who they continue to instruct!!

The home we carried out a final inspection on, on Monday, is within a BAL 12.5 Bushfire Zone, where there is the possibility of significant ember attack, burning debris and radiant heat up to a level of 12.5 kW/m2. Therefore, this property must be constructed to protect it from ember ignitions and radiant heat. Using non-combustible building materials and ensuring all gaps and vents are sealed and screened. Ember attack is a major risk at this level, where flying embers can enter through gaps and ignite combustible materials, leading to a rapid fire spread.

To facilitate the ventilation of the roof cavity, ember resistant steel mesh with an aperture of no larger than 2mm is required under the roof sheets, but over the roof sarking, at the ridgeline to stop the ingress of embers into the roof cavity.

Alarmingly, the mesh used on this home has a 5mm aperture and has been installed over the roof sheets. As we have said many times within our posts, we have never seen, and do not know of a building surveyor/inspector who carry a ladder to actually get up to inspect these areas, instead happily relying on a certificate issued by an ill-trained roofer and supervised by an uninformed builder/supervisor!!

The tragic outcome in this situation would be a family sheltering in their BAL 12.5 resistant home only to find out to late, that it is only BAL 12.5 compliant on their building permit and not in reality at all.

Remember Murphy’s Law - “Anything that can go wrong will go wrong”.

Inspection Day on your new home purchased off the plan! The problem with these types of purchases is that you don’t get to pick your builder, the developer does….. and you can bet they picked the cheapest one possible.

These clowns 🤡 🤡 weren’t expecting rain on inspection day, not sure why when it’s spring time in Melbourne, so they got caught out on their short cuts and incompetences!!!

A Pre Settlement inspection is a must on these types of purchases, not only to find the obvious and hidden, but importantly to help manage the rectification of the subsequent damage caused by these registered 🤡 🤡’s.

Here we have another home with Spot Fixed wall tiles within the shower areas, lacking the required adhesive contact between the tiles and substrate. Does the adhesive behind these tiles look like they have the minimum 90% 😎🤪contact with the wall substrate to you?

AS 3958.1 Guide to the Installation of Ceramic Tiles, states in clause 5.6.2 Thin Bed Fixing, that - The application should be carried out in such a manner as to ensure that the final bed thickness does not exceed 3 mm and a minimum number of voids occurs behind the tiles. This document offers four types of fixing methods
a. Notched Trowel, where it states ribs within the adhesive shall be horizontal for walls.
b. Floating, which is similar to a.
c. Buttering (of individual tiles), that states Spot-fixing, where the tiles are fixed with four or five dabs of adhesive is not recommended and should be avoided at all times. Care should be taken to ensure that, as far as possible, no voids are left behind the tiles.
d. Combination of a, b & c.

Clause 5.6.4.2 Coverage of AS 3958.1 requires that - the contact coverage of the adhesive should be maximized. Minimum contact should be 90% for Wet Areas.

The Victorian Building Authority’s, Guide to Standards and Tolerances clause 11.01 Floor & Wall Tiling, states ‘Unless documented otherwise, tiling work and materials are defective if they do not comply with AS 3958.1 and AS 3958.2 or the manufacturer’s installation instructions for the materials selected’.

Without seeing these tiles being installed, these types of defects need hot water run over the tiles to show the defective works using a thermal camera. Sadly, these types of defects can’t normally be identified until the Maintenance stage, once the hot water has been connected, and that is why Maintenance inspections should form part of your proactive approach to getting the quality you are paying for from your builder.

So, we want to be the biggest builder in the land is at it again 🤦‍♂️🥴🤪

During our previous inspection we identified 4 articulation joints not installed or wrongly placed as specified on the site specific Engineers design.

So rather than have these re-engineered or placed correctly, this smoke & mirrors builder just cut them into the faces of the bricks and had intended to caulk them before we got back there!!

Luckily for us and our clients, their calendar reading skills are as sharp as their building skills and we arrived earlier than they were expecting us😜😎

Are all their ‘Free Upgrades’ really worth it, when your brickwork is cracking around you🤔🤔
