PROPERTY MARKETS WHERE PRICES ARE STILL AT RECORD HIGHS
Australia’s property market is showing a clear divide, with the national median home value falling 2.7% from its March peak following three interest rate rises and increased investor property taxes.
However, the downturn has not affected all markets equally, with many regional areas continuing to record strong prices.
Analysis across Australia’s 567 local government areas found that house prices remain at record highs in 100 LGAs, while unit prices are at record highs in 113 LGAs. In total, 179 LGAs have either house or unit values at their highest levels on record, including 34 where both property types have reached record highs.
Affordability appears to be a major factor behind the resilience of these markets. Most areas recording record prices have median values below $650,000, with more affordable homes and regional locations generally holding up better than higher-priced capital city markets. Regional prices were flat in August, compared with falls recorded across the capitals, while some regional markets continued to grow.
Our Region is particularly well represented, with markets continuing to see rising house prices. Unit prices have also reached record levels, highlighting continued demand for more affordable housing options as overall housing affordability remains under pressure nationwide.
