F block at the pathbreaking Paddock eco village is now rising rapidly and will soon catch up to E block. All is now ready for the 2nd storey to go up in the next week. The worst of Covid 19 is now over: no longer are carloads of unvaxxed tradies turning up from Melbourne and the days when we might have to wait 4 months for doors and architraves appear to be well and truly over. Expected completion date of the 11 houses is now mid April at the latest and perhaps a bit earlier.
Fior those interested, we still have 2x3BR houses to sell.

Stage 4 of The Paddock now well underway, with E block now rising up rapidly as the pic shows and F block due to have a concrete pour tomorrow.
Hard on the heels of Covid 19, rain has been a problem but hopefully it will settle down over the next few months.

The final stage of The Paddock involves the construction of 11 houses, 8 of which have been sold off the plan to date. So if you want to get into The Paddock there're only 3 houses left, 2x3BR and 1x4BR.
Here you see the slabs recently poured for the first part of stage 4. The builder RHB assures us that he will complete the whole stage and therefore the project in September 2023. Soon after there will be around 45 people living at The Paddock in beautifully designed houses in a wonderful setting just 1.3K from the centre of creative Castlemaine. We've never been great fans of bulldozers but it has been good to see the ease with which they've carried out the necessary earthworks for Stage 4 of The Paddock. It's included levelling for the slabs and doing quite big cuts for the inner road. Engineering works and construction for the 12 houses will commence soon and should be completed by around Sept/Oct next year. Most of the houses have been pre-sold; the few remaining will be sold off gradually over the construction period.

Meanwhile stage 3 is almost complete, having gone ahead in proverbial leaps and bounds in the past few months and kangaroos and ducks continue to frequently visit the site despite the changes taking p;lace.

It's all GO now at The Paddock eco village in Castlemaine, following long covid-induced delays over the past two years. Stage 3 is almost complete and the contract for construction of the final stage, stage 4, was signed a few weeks ago. We now expect the project to be fully completed by September 2023.

Q. How do the Paddock's energy ratings stack up?
A. Pretty darn good!

From the web: "A 9 Star home will use approximately 80 per cent less energy to heat and cool than a 6 Star house, and one tenth of the energy of average existing housing stock".

We're not quite up to 9 but.....the 12 houses in the next and last stage of The Paddock will average 8.5 stars, with two houses at 8.7 and another two at 8.6. It's probably the best set of ratings for a housing project in Australia. When you add in the effect of 4.2kW of solar on each roof, we will be actually helping to cut emissions as well as keeping energy costs close to or below zero.

It's been great to see the landscaping of stages 2 and 3 of The Paddock underway this week. Designed again by our consultants Bush Projects, we're really happy with the way things are unfolding. Coming next week are chook runs, 15 more standard wicking beds and 5 of so larger ones and the beginnings of a productive orchard.
