Residential real estate in Australia falls to $9.5 Trillion

At the end of October, the Australian Real Estate was estimated to be $9.5 trillion falling from it’s peak in April of $10 trillion. We have seen a consistent decline in home values across Victoria and most likely continue to see declines as the markets adjusts to further rate increase, high inflation and cost of living.

Median home values have decreased across all parts of the nation but be mindful as to how much the values grew post pandemic, in some areas, values rose by 35%.

We are finding many sellers are withdrawing their property from the market. The reason for this can be many, but ultimately the most common reason is that the price expectation wasn’t met. This can be a result of the agent not being experienced enough for the current market conditions, the vendor not being realistic or there no longer was a reason to sell the property.

The key thing here for sellers are that they understand where the market is and meet it. Just like a surfer rides the wave instead of fighting it, having a realistic price expectation that meets the market results in a quicker sale of your home without the disappointment of longer days on the market and lowball offers.

Latest Auction results for week ending 3rd December 2022.

As the fall on national property prices start showing their full impact, the national unit value declined in October by 0.8% and home values declined by 6% according to data obtained by CoreLogic.

Even though we see a decrease in home and unit values across Melbourne, Melbourne still as a high number of suburbs with homes with median values over $1 million or more and median value of Units of $598,417.

Regional areas of Victoria are still seeing strong gains for those looking for opportunities in the current market.
