Client: Single Mum with teens re-homing for a fresh start.
Brief: Strata Townhouse with DLUG, two living areas, and outdoor area for the family dog.
Budget: Mid $1 million.
Referred by: her sister who is a past client of ours.

Our client shortlisted three properties. The obvious choice was move-in ready — but we pushed for the one with bigger land, a better location, and far more upside.

Instead of settling for a Townhouse in a larger complex, we were able to secure a single level Duplex (no Strata levy!) on 581m2 of land in one of the most sought-after public school catchment in the State. The property has 3 bedrooms, a study, two separate living areas, large laundry with direct access outside, DLUG with internal access, and an enormous flat backyard.

The one catch? A single bathroom. But the existing 3-way layout is practically begging to be converted into two — a straightforward renovation that would add serious value.

This is a home her family won't outgrow, with plenty of room to add value over time.

Over the past couple of years, we have seen a huge surge in single parents coming to us for help re-homing after a divorce.

Typically, single parents have to work with a much reduced budget following their financial settlement and sale of the family home. Yet they still need to be close to the kids' schools and also within reasonable distance from the other co-parent and/or support network. The challenge can seem overwhelming.

Often, single mums have to go back to the workforce. Making it extremely challenging to inspect properties and action all the due diligence.

It is usually a vulnerable time, and single mums in particular are apprehensive about making such a huge financial decision - even if they have well meaning family and friends helping.

This is where we come in - to help during this difficult process of starting over.

Our clients came to us having been referred by a past client of ours.

This family no longer wanted to be part of a Strata. Given their budget, they thought a realistic upgrade would be a brand new Duplex in Ermington/Dundas Valley area.

However, given the state of the market, we told them that for just a little bit more $, we could get them a completely freestanding 4 bedroom home on the North Shore, closer to school and their good friends. They were a bit sceptical that this would possible.

Initially, they were apprehensive about trading in a shiny, brand new Duplex for an older house that needs updating. However, we spent a few weeks showing them different options and explaining the opportunities of being able to add value and the benefit of a fully freestanding home on double the land size.

We were able to arrange for a builder to come and quote for the works which our clients would want to do, giving them assurance that they can afford to buy this house.

Any Buyers Agent can source properties - that is actually not rocket science. Our difference is that we give genuinely sound advice, grounded in 18+ years of experience buying properties.

When owner occupiers come to us, they generally know where they want to live. This is dictated by factors such as proximity to school and family support network.

When an investor comes to us, it's more of a clean slate. It's not an emotional purchase and we just look at the numbers.

We just won this at Auction for an investor client of ours. Townhouse with 3 beds, 1.5 baths, 2 parking. Great outdoor space which backs onto lush common area lawn. Immaculate condition and will tenant very easily.

This is a record simultaneous deal for a client of ours. This family engaged us, sold their property on the Northern Beaches and bought this one on the Lower North Shore all in one week. BOUGHT OFF-MARKET

Homes that suit downsizers are amongst the hardest to find. Most of the downsizer clients who come to us do not want to be in an apartment - no matter how nice it is. They typically also want something which is move-in ready and does not require any renovations. The main requirement is always something single level and flat. No steps/stairs.

This particular downsizer client of ours also must have a side-by-side garage with internal access - which unfortunately ruled out about 90% of this type of housing supply where typically there is just one SLUG or a tandem garage (which our client does not want).
We are delighted to have found this renovated Villa in a small, immaculately maintained complex of 9 with Strata levies at below $1,000 per quarter (this is very low!).

Quality built by Mirvac, this Villa has 3 bedrooms, 2 bathrooms (including ensuite), and DLUG with internal access. It also has an undercover outdoor entertaining area.

We purchased this Villa off-market for under $2m.

Gosh we do love an interesting Brief!

We often get requests for rectangular, flat parcels of land which is not bushfire prone. Most buyers also want a turnkey property requiring no renovation - let alone a major one. Therefore, it's so cool when clients come along wanting basically the complete opposite!

The Brief we got was for an oversized block of land, preferably with an expansive bush outlook (which our clients love), and something that they can completely renovate based on their own vision. Our clients are experienced renovators, having done a huge reno in flame zone, no less.

Having seen their previous renovation, we know they have immaculate taste and design acumen. So it was just a matter of finding something that speaks to them where they can execute their grand design and not over-capitalise.

In their previous house, they had a climbing wall built in their son's bedroom! We have heard that a golf simulator may be on the cards this time.... We can't wait to see what they come up with. It will be highly unique and interesting for sure.
