Kim McRae Bringing global investment acumen and passion for real estate to Redlands Strategic Development Sites Kim has always adopted a client-centric approach to life.

When you engage with Kim, you immediately sense she wants to understand you. Your circumstances, and your goals, are the focal point of her questions. With a thorough understanding of your needs and her comprehensive financial savvy developed as a former fund manager, she can help navigate the complexities of commercial property investment. With tenacity, dedication, and focus, she will strive to

achieve the best possible outcome for you and your family. "There are strong parallels between funds management and investing in commercial properties. The aim of both is to find the most attractive opportunities, then buy them at a reasonable price so that you can generate the highest returns," says Kim. "And as a law graduate with great attention to detail, I often find important details that others overlook. For example, thoroughly understanding any leases in place in a tenanted investment can be the difference between a good investment (with future upside) and something likely to become a headache." "Kim's legal qualifications mean she approaches every situation with a 'get it right the first time' attitude," according to CSR CEO Julie Ryan. "This depth of legal and financial knowledge gives Kim's clients greater confidence they can rely on her to deliver the right results, with transactions that don't just come together; they stay together. Passionate about property, Kim has invested in real estate since the age of 21 and is delighted to continue her involvement in commercial real estate with the energetic team at Ray White Commercial CSR. With a natural curiosity and honest respect for every person she encounters, she builds genuine relationships with people from all walks of life. Kim is ready to help you with your commercial needs.

Vendors beware....the cost of clinging to unrealistic price expectations is higher than you think, unless you don't need or want to sell.

Now that I am in a sales role, I am constantly reminded of the type of agent I do not want to be and the reasons why I wanted to do this in the first place. When I was on the other side as a buyer and seller of property, I got so fed up with agents who acted for their own interests and not their clients', forgetting who would be paying their commissions. I got tired of hearing the same sycophantic BS just to win my business only to be treated like garbage afterwards. And I abhorred their aggressive and often underhanded tactics.

Today I allowed a solar panel installer into my home to discuss different solar power options. He overstayed his welcome (instead of taking 40 minutes he stayed for 2 hours and refused to leave when I asked him multiple times to finish the discussion), he argued with me each time I said I needed time to think about what he had said ("what's there to think about" was his response - I think he actually thought this rude statement would make me change my mind) and then proceeded to make wildly incorrect statements about the supply of electricity in QLD, making me completely disregard everything he had told me prior to that, because if he could be so horribly wrong about how electricity is generated, what could he possibly know about solar power!!

Moral of the story for all sales people?
1. Never disrespect your clients' time or opinions or their right to take time to think - aggressive statements to try to make a quick sale only makes you look like a used car salesperson and burns that bridge faster than you can say 'what's there to think about'
2. Check your facts and your audience's own knowledge before making wild statements about an industry your client used to work in!
3. Don't invite yourself into someone's home and then refuse to leave when they ask you to!

New building heights in the Kurilpa Precinct of South Brisbane to add 10,000 new dwellings - such immense population growth! Will bring a multitude of opportunities to astute businesses wanting to capitalise on South Brisbane’s amazing population density - it will be a walkable, pedestrian suburb that lessens the need for cars and car parks, and increase the desire for convenience. Go Brisbane!

A measure that will allow residential buildings in Kurilpa to top 270 metres has passed the council, but will now need the support of the state government.
