AUCTION CLEARANCE RATES HAVE FALLEN SHARPLY
Australia’s auction market is entering spring with significantly weaker conditions than this time last year. The national auction clearance rate fell to just 46.1% for the week to 5 September, compared with 74.4% during the same week last year.
For buyers, a softer auction market can create more room to negotiate. But a passed-in property is not automatically a bargain. Understanding why it failed to sell, what the property is actually worth and where the vendor stands matters just as much as the auction result.
In a changing market, preparation becomes an advantage. Knowing comparable sales, understanding the property’s fundamentals and having a clear value range can help you negotiate from a stronger position.
