It’s a beautiful day in Clunes – the perfect excuse to get out for a walk ☀️

We’ve got openings on today and would love to see you come through. Take a look around, enjoy the homes, and picture yourself in your new home, and then make a morning (or afternoon) of it.

Why not swing past the newly opened Clunes fruit and veg store and pick up something fresh, or grab a coffee from The Coffee Place right next door.

Make a day of it, support local, and enjoy the sunshine.

🚨 Big shift in property investing — and new builds just got interesting

From 1 July 2027, the rules change:

• The 50% CGT discount is being replaced with an inflation-based model + minimum 30% tax [budget.gov.au]
• Negative gearing will be limited to new builds only [budget.gov.au]
• Existing properties are largely grandfathered if held before 12 May 2026 [ato.gov.au]

👉 But here’s the opportunity
If you buy or build a new dwelling, you may still get:
• Negative gearing
• A choice between the current 50% CGT discount or the new system [budget.gov.au]

In simple terms — the government is pushing investors toward building, not buying established homes.

And that means: 👉 Buying land and building to rent has just become a much more attractive strategy.
