Fitzroy Bowls Club sits just off the main run, a local spot that comes into its own as the afternoon rolls in. A mix of social games, cold beers and long stretches of green, where time slows without needing to announce it.

Groups gather along the edge of the green, some playing, others watching, conversations drifting between ends. It’s equal parts sport and social, with a casual, come-and-go energy that feels distinctly Fitzroy.

Chalky ivory surfaces set the base, with oak and walnut bringing warmth into the plan. Muted green sits within the joinery, adding depth without disrupting the overall read.​

​Honed stone defines kitchens and bathrooms. Oil-rubbed bronze introduces contrast. A darker note against softer ground. Curved openings ease transitions. Joinery is embedded, shaping how each space is used.​

At the top of ns227, one residence remains.

A quieter expression of the penthouse sits inside.

A 321m² residence organised on a clear rectangular plan, with a central lightwell drawing daylight deep into the space. Full-height glazing to the east and west allows for cross ventilation and a consistent shift in light across the day.

Materials are warm and tactile. Sheer curtains filter the light, softening the edges of the room, while stone, timber and muted finishes sit quietly alongside one another. The bathroom reads as an extension of the living space. Open, calm, and resolved in tone.

ns227 is now ninety percent sold, with only the penthouse remaining.

At the centre of Fitzroy North’s daily pattern, Edinburgh Gardens opens out under a broad canopy of trees. The rotunda, copper dome, rendered columns and a staircase built for no particular hurry has stood here since 1900, watching the neighbourhood evolve around it while remaining much the same. Weekend cricket on the oval, morning coffee on the grass, the kind of afternoon that stretches longer than it should.​

Cordelia opens onto Rathdowne Street with a simple, assured presence. A narrow doorway and restrained façade sit comfortably within the streetscape, warm light spilling onto the footpath while the dining room rests just beyond the threshold. Tables, timber chairs and a single pendant set the tone. A room shaped for conversation and long evenings rather than spectacle.​

​Inside, the menu shifts with the day’s catch. Seafood leads, supported by produce that reads close to its source and the season. The result is relaxed but precise. A neighbourhood restaurant that settles easily into Carlton’s dining culture.

Standing Room sits on the corner with a kind of quiet certainty, its old masonry and tall windows reading against Fitzroy’s Victorian grain while the café works at street level below. The shopfront keeps the footpath active, morning light moving through the glazing as coffee passes across the counter and the day begins to assemble itself.

Beans roasted in Melbourne and sourced through a transparent supply chain anchor the routine. An everyday stop that settles naturally into the cadence of the street.

Christmas has come early at JMSN!

We're proud to announce the permit approval for 301–317 Rae Street, Fitzroy North.

Designed by Warren and Mahoney and VividGreen Landscapes, this project represents the first permit approved by the State Government under the ‘Great Design Fast Track’ - a pathway reserved for residential developments that demonstrate the highest level of design excellence.

With an 8‑star energy rating and natural ventilation to every one of the 27 apartments across seven levels, the project sets a new benchmark for design quality and sustainability in residential development across Victoria.

We look forward to delivering the project in 2026 and bringing it to market soon.

A huge milestone for ns227 - topping out, celebrated on the penthouse rooftop with skyline views. Built by , we gathered all partners, consultants, and stakeholders who’ve brought this vision to life.
With 90% sold and only the penthouse residence remaining, ns227 is now on the home straight, set to complete mid‑2026.
