The heritage grandstand has watched over these rituals for generations, becoming part of the backdrop to everyday life in Fitzroy North. W.T. Peterson Oval is more than a place to watch sport. It is somewhere people move through, meet at and return to, often without giving it much thought.

For residents of rs301, the oval becomes part of the week. The morning lap. The walk home. A Saturday afternoon at the boundary that carries on from there.

JMSN presents rs301 on Rae Street, Fitzroy North.

rs301 cuts a clean profile at Rae and Alfred, with a configuration of 26 apartments giving the corner a new datum. The seven-storey massing steps back as it rises, keeping its skyline disciplined. A brick and render palette, sharpened by green tile, sets up Juliette balconies and a concise window grid that riff off the neighbourhood's Victorian undertones.

Inside, two- and three-bedroom layouts, including a handful of loft configurations, run deep with big daylight and cross ventilation, with a four-bedroom penthouse claiming the entire top level. A shaded courtyard and planted breezeways carve out shared open-air spaces, home to a bookable dining area and sauna.

The first development approved under the Victorian Government's Great Design Fast Track pathway. The site runs on duality. Quiet behind its own walls, the inner north's pulse a short walk out the gate. Established residential streets hold the line around it, views uninterrupted, protected on every side.

Alexander &CO. is an integrated architecture and interior design practice working across residential, hospitality and commercial projects, bringing these disciplines together as a continuous architectural language.

At rs301, the interiors are led by Matthew Grand alongside Jeremy Bull. This cross-sector perspective carries through the project, informing how spaces are planned, detailed and experienced.

An understanding of how people gather, move and occupy space sits at the centre, with planning, material and atmosphere resolved together.

The design draws on contrast. Georgian order set against moments of contemporary tension. Chalky ivory tones, timber flooring and muted greens establish familiarity, while stone, bronze and detailed joinery introduce depth and edge.

Interiors that feel composed but not fixed. Spaces that hold their character early and continue to evolve over time.

Some pubs earn their place without trying. The North Fitzroy Arms has been on this corner long enough that nobody questions it. A footy pub at its core, but the kind that holds everyone eventually.

You step in and it’s already moving. The front bar running its usual pace, timber worn in the right places, glasses crossing the counter without pause. You find a spot. Something cold arrives. The room settles around you. Pub staples done properly, a few dishes that push just past what you expect, a wine list that gives you a reason to order another. Plates arrive, pass between hands, disappear. The afternoon starts to loosen its edges.

A drink becomes two. The table next to you fills, then the one behind it. Conversations carry across the room without rising above it. Nobody is watching the time. The plan you had dissolves quietly, and a better one forms without discussion.

Moments from rs301. One round becomes the rest of the afternoon.

At the end of the day, it’s an easy walk down Reid Street. No planning required. Just a table if one opens, or a place at the bar.

Neighbourhood Wine occupies a space with a history of its own. Long before it became one of Melbourne’s most loved wine bars, it served a very different purpose, including a chapter tied to the city’s underworld in the 1980s.

Inside, timber, low light and shelves of bottles create a room that feels settled rather than styled. The wine list runs deep, built around small producers, while the menu leans seasonal with simple, well-handled plates.

A glass becomes a bottle. A quick catch-up stretches out. Conversations move between tables. No one seems in a hurry to leave.

From rs301, it sits easily within reach when the evening slows.

Tom Fritsch leads , a landscape practice working across both design and delivery, carrying ideas through from concept to what’s ultimately built.

His relationship with JMSN began at ns227 and continues at rs301, built on a shared approach to restraint, clarity and long-term thinking.

At rs301, his involvement extends beyond planting. He played a key role in the development of the Juliette balconies, where landscape is brought directly into the façade, shaping how the building meets the street and how it’s experienced from within. His contribution was also integral to the project’s progression through the Great Design Fast Track, where landscape forms a central part of the design thinking.

The approach is deliberate. Layered, green on green planting that softens the architecture and allows the building to settle into Fitzroy North’s established garden character over time.

Rathdowne Street holds a presence that extends well beyond its strip. A long run of grocers, bakeries, wine bars and cafés, each one contributing to a street that’s been built up over time rather than planned all at once.

There’s a familiarity to it. Places that have been there for years, others that have taken their place, but the character holds. It’s a street people seek out, not just pass through.

Florian sits within this stretch. Open to the footpath, tables catching the light, a menu that leans produce-driven with a focus on seafood and seasonal plates. Food that’s handled simply and served without fuss.

A constant on St Georges Road, Piedimonte’s sits firmly within Fitzroy North. A deli, grocer and continental holdover in one, with long counters, full shelves, and smallgoods behind glass.

Inside, little has changed over decades. You step in and it’s immediate. The layout, materials and pace carry a sense of another time. Familiar, without needing to shift.

More than a place to shop. A local institution that anchors the everyday.

Fitzroy Bowls Club sits just off the main run, a local spot that comes into its own as the afternoon rolls in. A mix of social games, cold beers and long stretches of green, where time slows without needing to announce it.

Groups gather along the edge of the green, some playing, others watching, conversations drifting between ends. It’s equal parts sport and social, with a casual, come-and-go energy that feels distinctly Fitzroy.

A short walk from rs301 on Rae and Alfred, part of the neighbourhood you return to often.

A tonal palette, resolved with intent.

Chalky ivory surfaces set the base, with oak and walnut bringing warmth into the plan. Muted green sits within the joinery, adding depth without disrupting the overall read.

Honed stone defines kitchens and bathrooms. Oil-rubbed bronze introduces contrast. A darker note against softer ground. Curved openings ease transitions. Joinery is embedded, shaping how each space is used.

At rs301, these elements create interiors that are structured in plan yet rich in character, spaces that reveal more the longer you live with them.
