The proposed Federal Budget 2026 changes could reshape how property investors think about negative gearing, CGT and long-term strategy.

While there is still more detail to come, some of the proposed reforms include:
• Changes to negative gearing on established residential properties
• CGT reform proposals
• Potential favourable treatment for new builds
• A proposed 30% minimum tax on real capital gains

One important takeaway:
Depreciation schedules and CGT valuations may become even more important under the proposed framework.
