After walking through hundreds of homes, you start to see things a little differently. 🏡

When I first step into a property, I’m already thinking about how a buyer will experience it.

Where does your eye naturally go? What gives the home its character? What could distract from its best features? And are there small changes we could make before launch that would completely change that first impression?

It’s not about finding everything that needs to be “fixed”. It’s about recognising what makes the home special and making sure buyers see it too.

That’s why I always recommend having the conversation with your agent before you start spending money getting your home ready for sale.

Friday was a wonderful opportunity to come together at Matilda Bay for the 2026 Realmark Awards- celebrating not only some exceptional achievements, but the people behind them.

It was fantastic to see so many people recognised across residential and commercial sales, leasing and property management. Congratulations to every award recipient, recognition very well deserved!

Beyond the awards themselves, I loved spending time together as a network, celebrating the year that’s been and recognising the collective effort behind Realmark’s continued success.

Proud to be part of it, and excited for the year ahead. ❤️

A little camera roll catch-up because apparently I do occasionally take photos that aren’t of houses 😂

There’s been plenty happening behind the scenes lately - campaigns, home opens, meetings and lots of conversations in between - but also a well needed holiday, champagne dates, time at the beach, the dogs and the everyday moments that don’t usually make it onto here.

A nice reminder that life lately has been pretty full, in the best way.

Sometimes the strength of a campaign is in the process.
It wasn’t until the final day of this Set Date Sale that the offers arrived - and that’s exactly why I believe so strongly in this method.

Buyers had time to inspect, ask questions and understand clearly what was happening next.

From there, negotiations continued for three days as I worked every opportunity to achieve the best possible price and conditions for my sellers.

The successful buyers? Moving from Queensland to Perth and purchasing without ever stepping inside the property.

A clear strategy, transparent process and thorough follow-up meant my sellers could move forward knowing we had left no stone unturned.

An offer coming in is only the beginning of the conversation.

One of the most important parts of my job is knowing when there’s room to negotiate, how far to push and how to create the right environment for a buyer to put their strongest position forward.

Often that means negotiating on price. Sometimes it means improving the conditions or terms, and sometimes it’s giving the campaign enough time to create genuine competition rather than jumping at the first opportunity.

Every situation is different, but the goal stays the same - to achieve the strongest possible outcome for my seller.

Because receiving an offer is one thing but knowing what to do with it is another.

Putting off selling because getting your property ready feels like a huge undertaking?

A client recently told me he’d delayed selling his investment property because he assumed the preparation would take months - meaning significant work, expense and lost rental income while the property sat vacant.

It doesn’t have to.

With enough lead time and a clear plan, I can coordinate painting, maintenance, flooring, gardens, cleaning, styling and photography to have a property ready to launch within around 10 days of the tenant vacating.

The key isn’t doing everything.
It’s knowing what will make a difference, having the right people ready to go, and managing the process efficiently.

UNDER OFFER 🏡

Sometimes the strongest result starts well before a property hits the market.

When I first walked through 15 Munderee Place, the home had been vacant for several months and my seller was living in New Zealand. I could see the potential immediately - but I could also see the work required to ensure buyers saw the value in the home, not just the work ahead.

Within 10 days, I had arranged quotes, coordinated contractors and prepared the property for launch. The goal wasn’t to overcapitalise or disguise its future potential, but to present a home that buyers could comfortably live in from day one while imagining what they might create over time.

The result?
A two-week Set Date Sale campaign, 7 strong offers presented, and an exceptional sale price for my very happy client. ✨

A great result is incredibly important.

But the way people feel throughout the process matters just as much.

On settlement day, a buyer told me he had assumed the seller and I had known one another for years. In reality, we had met only a month earlier.

What he had noticed was the trust and relationship built throughout the campaign.

He then shared that, while the result from his own recent property sale had been fine, the lack of communication and follow-up had left him disappointed.

Before we parted, he said, “I’m so glad I’ve met you. Now I have a real estate agent I can work with and confidently recommend to family and friends.”

That meant a great deal to me.

Because a successful sale should deliver more than a result. It should leave every person involved feeling informed, respected and genuinely cared for.

A strong result may complete the sale. A strong experience builds a relationship long after settlement.
