[ MARKET UPDATE ] Federal Budget: Negative gearing and capital gains tax reform
💡🪑🖼🏠

The Federal Government announced sweeping changes to capital gains tax and negative gearing taxation policy at the Budget on 12 May. Below is a breakdown of the changes.

Capital gains tax changes
The existing 50 per cent capital gains tax discount will be replaced with an inflation-adjusted method from July 2027. From then, any gain will be taxed at minimum rate of 30 per cent.

Negative gearing
The ability to negative gear a residential property and offset against other income will be limited to new dwellings from July 2027.

The Federal Government’s expectations
The Federal Government believes these changes will help level the playing field for first home buyers, preserve the gains investors have made, and support investment in new housing supply.
The Government forecasts an additional 75,000 Australians will become owner occupiers over the next decade as a result of the changes. However, the reforms are expected to result in 35,000 fewer homes built over 10 years.
