THE HIGHEST APPRAISAL DOESN’T ALWAYS MEAN THE HIGHEST SALE PRICE.
One of the biggest mistakes homeowners can make when selling their property is choosing an agent based purely on the price they promise to achieve.
As a homeowner, naturally, you want the highest possible price for your property. And rightly so. But there’s a big difference between telling you what you want to hear and giving you the advice you actually need.
If an agent confidently tells you they can achieve a certain price, ask yourself one simple question:
What evidence supports that price?
Ask to see comparable properties that have recently sold. Look at their location, land size, condition, features and final sale prices.
If the evidence supports the agent’s opinion, fantastic.
But if an agent is promising you a significantly higher price without providing the evidence to back it up, that’s a RED FLAG. 🚩
Here’s where it can become costly.
When a property enters the market overpriced, it can struggle to attract genuine buyers. The first few weeks of a campaign are often when a property receives some of its strongest attention, and pricing it incorrectly can mean missing that opportunity.
What happens next?
The property sits on the market, buyer interest slows, and eventually, price reductions become necessary.
The longer this continues, the more buyers may begin to question why the property hasn’t sold. Some may assume there’s something wrong with it, while others may see an opportunity to negotiate harder.
The result? You could end up selling for LESS than you might have achieved with the right strategy from day one.
Now, don’t get me wrong. A great agent should absolutely aim to achieve a premium price, and sometimes properties will sell well above comparable sales.
But there needs to be a strategy and evidence behind that confidence, not just an attractive number to win your business.
My advice to every homeowner:
Don’t choose the agent who tells you your home is worth the most.
Choose the agent who can demonstrate HOW they’re going to get you the most.
Because at the end of the day, it’s not about what an agent promises you. It’s about what the
