BALLARAT LIBRARY TO THE RESCUE!
After a strange turn of events this morning, I was stranded in Ballarat. All is now OK.

Luckily, StatePlus Conveyancing is always prepared. Our motto is.. "no problems: only solutions" in everything we do.

So, I headed to the Library and used the newly refurbished space, hiring a small room.

Very very reasonable rates! Peaceful, professional and private. Above all, a great place to have a productive day.

OMG! CONTRACTS ARE COMPLEX!

I've just reviewed a Contract of Sale that is 267 pages long - on a Saturday!

My client was being pressured to sign the Contract and asked me when was the settlement date as the 'title isn't yet available' and there is a proposed Plan of Subdivision to be registered. They needed to do some planning with their finance and building the house.

I had to go to seven different sections and definitions in the Contract of Sale to find the answer. It was, seriously, like unravelling a mystery!

No wonder people get caught up on conveyancing nightmares! How are people expected to be able to navigate such a complex document?

That's why I am available after hours and weekends (by appointment) so that my clients know what they are signing and have the information they need when they need it!

CONTRACT OR VENDOR STATEMENTS ARE ALWAYS URGENT!

A new client has been waiting for two weeks to receive a Contract of Sale for her purchase. And, that's not good enough!

There's no excuse for delays in preparing a Vendor Statement or Contract of Sale when there's a property to sell. Not only does the Vendor/owner risk the purchaser finding another property while they wait, it just increases the pressure.

It really shouldn't take that long! Sometimes there are reasons but more often than not, it's the other competing priorities that get in the way.
