Here's what it says about the Southern Suburbs;

The south experienced some of the largest drops
in dwelling values in 2018, dropping 10.9 per cent in
the Sutherland Shire and 10.5 percent in the inner
south-west (which encompasses Bankstown and St
George) over the year according to CoreLogic. It
is possible that these areas may be closer to their
trough, as buyers begin to see increased value in
these areas compared to areas where prices have
not fallen as quickly.

Duplex sites have experienced significant
reductions in value due to stricter lending on duplex
construction loans along with falling completed
duplex sale prices making these developments
less profitable. Many builders we meet advise they
are receiving dropping levels of enquiries for dual
occupancy and townhouse developments.

Premium and high-quality properties will
continue to perform well, particularly those that
cater to the increasing demand from downsizers,
while at the other end, suburbs such as Engadine
and Heathcote are becoming more affordable
for first home buyers, with a number of recent
house sales below $800,000.

There is a strong potential for an oversupply of new
units in Miranda and Kirrawee with a large number
of units due for completion in 2019. We are already
seeing a large number of units where the current
value is falling well short of the purchase price paid two or three years ago. This is likely to result in an
increasing number of these units hitting the market
as purchasers struggle to complete settlement.
There is also a high likelihood of an oversupply of
rental properties in these suburbs which will place
downward pressure on rental prices.

SUTHERLAND SHIRE - Changes with duplex, townhouse & villa developments approved.

Changes to the Sutherland Shire Local Environment Plan 2015 have today (1/2) been approved, resulting in minimum lot size changes to duplex, townhouse and villa developments.

This morning, changes to the Minimum Lot Size Planning were formally introduced after being on public exhibition last year (http://bit.ly/2MHvdG9) before they were discussed by Council and forwarded to the Parliamentary Counsel for discussion, review and drafting.

From today, duplex, townhouse and villa development applications lodged will require a,
• Minimum lot size of 600 square metres for dual occupancy in Zone R2 Low Density
• Minimum lot size of 700 square metres for dual occupancy in Zone E4 Environmental Living
• Minimum lot size of 1,200 square metres for multi-dwelling housing in Zone R2 Low Density Residential

These new changes will likely see a reduction in dual occupancy and multi-developments throughout the Shire.

However, duplex, townhouse and villa development applications lodged prior to today will be determined as if the amendment had not started.
