In Australia, when house prices stop rising, rents rise.
Why build new homes if many people can't afford them or if they generate capital losses for investors in the short term?
This keeps supply low, and then rents get pushed up until many are hurting and consumer sentiment drops. And then they drop interest rates to keep employment up and then house prices rise and on and on it goes.
The national vacancy rate is at its lowest point on record and tenants face stiff competition, but are there signs of a turning point ahead?
