Darwin residential rental yields continue to exceed all other capitals by a fair margin which is no doubt contributing to the surge in investor activity

Despite performing well for the past 20 months Darwin remains the cheapest capital city in the country to buy behind Perth & Adelaide

Darwin rents are currently the 2nd highest of all capital cities behind Canberra

Of all capital cities in Australia, Darwin is the most extreme example of a city where it’s cheaper to buy than rent (getting a deposit together is the biggest hurdle for many aspiring home owners)

Quality homes in popular suburbs in the 700k to 1.5m price range along with the rural sector are currently the hottest sectors of Darwin’s residential property market

Darwin Residential Property Market Update Oct 2021

Sectors of the market:

-Affordable house/ unit market 650k & below has eased a fraction after huge volumes of transactions leading up to June 30th cut off for stamp duty concessions

-Inner city unit scene continues to improve with interstate investors moving in to take advantage of the best capital city rental yields in the country

- Rural market running hot with most properties selling very quickly with multiple competing buyers

- Medium to higher end homes 800k to 1.5m currently the strongest sector of our market. Huge volumes of buyers for quality homes in popular suburbs putting significant upwards pressure on prices

Will be a hive of activity leading up to Xmas 2021 no doubt

July results for Australian dwelling values
Darwin recording 1.7% growth for the month, 5.2% for the last 3 months & 23.4% the past 12 months. The best performance of any capital city over the past 12 months.

Still the cheapest capital city in Australia to buy. Rents have gone up significantly making Darwin a popular choice for investors again.

End of 2020/21 FY final scorecard for
capital city dwelling growth Australia

1st place Darwin – 21%
2nd place – Hobart 19.6%
3rd place – Canberra – 18.1%

Other interesting facts:

Despite the growth Darwin is still the cheapest capital city in Australia to buy with a median value of 475k (nearest is Adelaide at 508k, Perth 526k )

Darwin has jumped to the 2nd most expensive capital city to rent (behind Canberra)

Market trends: Purchasing throughout the top ends covid boom has been dominated by owner occupiers. We are certainly seeing a shift recently with a lot of investors now entering the Darwin market no doubt enticed by the really high rental yields on offer that far surpass what’s on offer in any other capital city in Australia

Predictions: Expect to see more growth across the next 12 months but perhaps not at the same 20% + level we've seen this year. When rents rise prices inevitably follow. Interstate migration/retention and major resource projects on the horizon will certainly play a key role in future growth levels
