REIA's latest Real Estate Market Facts are out for the March Quarter 2026

The national median house price rose 2.2% over the quarter to $1,146,864, the highest annual increase since March 2022.

Australia's rental market is running critically short of supply, with national vacancy sitting at just 1.7%, as rents hit $643/week for 3-bedroom houses and $674/week for 2-bedroom houses in the March quarter

In a market already running critically short of supply, reducing the tax competitiveness of residential property investment will mean fewer rentals, lower vacancy rates and higher rents.

REIA Housing Affordability Report Released

REIA's Housing Affordability Report for the March quarter 2026 shows housing affordability has deteriorated for the second consecutive quarter, with rising interest rates placing renewed pressure on Australian households.

The proportion of median family income required to service the average home loan has risen to 50.8 per cent, up 2.9 percentage points over the past year. Housing affordability declined in every state and territory. The RBA raised the cash rate twice during the quarter, pushing the standard variable rate to 8.5 per and the average monthly repayment to $5,927.

The report also showed a moderation in first home buyer activity over the quarter after a huge influx of first home buyers in the December quarter as a result of the expansion of the Australian Government’s 5% Deposit Scheme.

Rental affordability held relatively stable at 23.9% of median income. But REIA has cautioned that proposed tax reforms could place upward pressure on rents, with independent modelling suggesting increases of up to $9/week over four years.

Our report was featured on news.com.au, highlighting affordability implications for homebuyers and renters. https://www.news.com.au/finance/real-estate/housing-affordabilitys-shock-new-low-as-loans-take-half-family-wage/news-story/9c49ce1ff173889514f289f28b561299?btr=a733a997c9d44000a9c8fe0b7919722f

REIA President, Jacob Caine, recently joined leaders from across the building and property sector to discuss the Federal Budget’s impact on the industry 👇

Latest modelling points to rising rents and an increasing housing shortfall. The industry had hoped the Budget would prioritise measures to remove supply barriers and boost the delivery of new homes.
