🚨 BIG CHANGES ARE COMING TO BUYING & SELLING PROPERTY
From 1 July 2026, Australia's new Anti-Money Laundering (AML) legislation will introduce additional identity verification and due diligence requirements for property buyers and sellers.

What does this mean for you?

🏡 Buying a home?
You'll likely need to provide more identification and information before your purchase can proceed.

🏠 Selling your property?
Your agent may be required to collect additional documentation and complete new compliance checks before your property can be marketed and sold.

While these changes add a few extra steps, they're designed to protect Australians by reducing financial crime and improving transparency across the property market.

As we reach the final week of Make Somebody’s Day in May, it is my absolute pleasure to recognise another incredible local.

This week’s winner is Malcolm Day from Deception Bay.

Malcolm was nominated as “the kindest person in the world” — somebody who always puts everyone else before himself.

Having recently celebrated his 80th birthday, Malcolm continues to work full-time while helping care for his wife and grandchildren. He is a devoted family man, a respected local builder, and somebody who has quietly made a difference to countless lives over the years.

Many locals may not realise that Malcolm has helped shape parts of Deception Bay through his work, building many homes throughout the area affectionately known as “The Grid.”

What stood out most in his nomination wasn’t his achievements, though. It was the way people spoke about his character — humble, generous, hardworking and always willing to help others.

Malcolm, thank you for everything you have contributed to our community.

As a builder, you’ve helped create homes for families. As a person, you’ve helped build something even more important — community.

HERE’S THE TEA ☕🏡

First home buyers are coming back into the market…
and investors? They appear to be pulling back a little — at least for now.

After years of heavy competition, we’re starting to notice a shift:
✨ Less investor presence with only 8-% through my inspections since the changes were announced
✨ More opportunities for owner occupiers
✨ Buyers becoming more confident again

The next few months are going to be very interesting in the Moreton Bay market.

Grief hurts. ❤️

Week 3 of Make Somebody’s Day in May was one that will truly stay with me.

This week’s recipient from Morayfield will simply be known as “T.” to protect her privacy.

T. recently lost her husband and the father of her 4 beautiful children. “B” was only 43 years old. Far too young and gone far too soon.

When I turned up on T’s door to randomly introduce myself and let her know she had been nominated, her eyes welled up. You could see the weight she is carrying right now — grief, motherhood, strength and survival all at once. She asked me for a hug, and in that moment I was reminded how important it is that people know they are seen, supported and cared for.❤️

Sometimes kindness isn’t loud.
Sometimes it’s simply reminding somebody they are not alone, even when it feels like the world has slammed the door right in their face.

T, I don’t know you personally, but I know the strength it takes just to keep showing up and keep going. There is no expiry date with grief. You strike me as somebody who holds everyone up around you, I admire you.

Thank you to everybody continuing to nominate deserving locals across Moreton Bay. These stories matter. People matter. Community matters ❤️
