The Federal Budget brought in some major changes that could have a big impact on the property market - especially for investors.

Here’s the quick breakdown:
• Existing investors are protected, so if you already owned your investment property before 12 May 2026, nothing changes for you.
• From 1 July 2027, negative gearing will only apply to newly built investment properties purchased after budget night.
• The current 50% Capital Gains Tax discount will stay in place until 30 June 2027, before moving to a new indexation-based system.
What could this mean locally?
A lot of investors will likely start reviewing their portfolios over the next 12–24 months, which could lead to more investment properties coming onto the market.
And as we often see, the sellers who make their move before the market becomes crowded are usually the ones who put themselves in the strongest position.
