OFF THE PLAN OR A COMPLETED HOME: WHAT SHOULD YOU COMPARE?
Before choosing between off-the-plan and completed homes, ask these four questions. Completed homes include both newly built and established properties.
1. What can you inspect?
For an off-the-plan purchase, review the plans, specifications and contract. With a completed home, inspect the layout and condition in person and consider independent building and pest inspections.
2. When can you move in?
For off-the-plan purchases, check the expected completion and handover dates. For a completed home, confirm the settlement date, any tenancy and whether the home will be vacant when you take possession.
3. Which items are included in the sale?
Check the appliances, finishes and other items listed in an off-the-plan contract, plus any clauses allowing changes. For a completed home, confirm which items stay and what may need repair.
4. When will you need the money?
Confirm the deposit, remaining balance, payment dates and finance arrangements. If buying off the plan, budget for housing costs while you wait and allow for delays. With a completed home, budget for any work before moving in. Include other buying costs and moving expenses in both budgets.
