In Tasmania, certain property charges can be adjusted between the buyer and seller at settlement including rates, land tax and relevant body corporate contributions. The timing of those adjustments matters too, because under the standard contract they are apportioned as at the earlier of the date of possession or completion.

IF YOU WANT IT INCLUDED, GET IT IN WRITING.

That freestanding fridge, washing machine, garden equipment or other movable item you saw during the inspection? Don’t simply assume it comes with the property.

Tasmania’s Standard Form Contract includes a specific “Chattels” section in the Particulars of Sale where movable items included in the transaction can be listed. The contract also provides for the purchaser to receive possession of those chattels at completion.

If an item matters to you, make sure it is clearly addressed in the contract before you sign.

3 Things Tasmanian Property Owners Need to Know About Certificates of Title From 1 SEPTEMBER 2026

1. PAPER CERTIFICATES WILL NO LONGER BE REQUIRED
From 1 September 2026, certificates of title will no longer need to be lodged with Land Registry documents in Tasmania. General law title is unaffected by this change.

2. THE LAND REGISTER IS THE OFFICIAL RECORD
Your paper certificate is only a snapshot of the title at a particular point in time. The Register maintained by the Recorder of Titles remains the official record of registered ownership and interests in Tasmanian land.

3. IDENTITY & RIGHT-TO-DEAL CHECKS ARE IMPORTANT
Property transactions now rely on stronger verification processes, including confirming a person’s identity and their right to deal with the property. A paper certificate alone will not be enough to establish that right.
