This rental shortage is unlikely to change in the future as overseas migration increases with population growth expected to be 350,000 to 400,000 per annum by the end of 2023.

With the surge in costs for construction, there simply isnโ€™t going to be enough supply to meet demand.
So, investors can expect strong demand from tenants in the coming years.

Those that follow me would know that I often post about how bad the rental crisis is Australia-wide.

Cost of materials, labor shortages and development regulations are obvious causes of the lack of supply of housing.๐Ÿ‘ทโ€โ™‚๏ธ๐Ÿ› ๐Ÿชš๐Ÿ”ฉ๐Ÿงฑ

However, something that is not often discussed is the exodus of investors from the market.

Historically investors comprise about 1/3 of the market but recently that has dropped to almost 1/4 due to government interferences in the market that are causing residential investors to wear more costs.

While ideas like the new QLD land tax or Green's push for freezing rental increases may seem like ideas to help tenants, they are in fact exacerbating the supply shortage since fewer investors mean fewer rental properties.

It is so important to be aware of what is happening politically and the ramifications this will have in your market.

57% returned a successful result compared to 77% this time last year.

Having personally gone to 5 auctions last Saturday and not seeing any bids meeting the reserve price (though two did sell!), it is clear, there is currently a huge gap between what vendors want and what buyers are willing to pay.๐Ÿ’ฐ

While the rate rises have made buyers more hesitant, it has certainly created opportunities to negotiate better prices.
