Did you know on Boxing Day in 1908, 20,000 people packed into Rushcutters Bay to watch a heavyweight world title fight? Sydney Stadium stood on the corner of New South Head Road and Neild Avenue and that’s where Jack Johnson defeated Tommy Burns for the heavyweight world title - making Johnson the first Black heavyweight champion in history.

But boxing wasn’t the only reason Sydney Stadium became famous. Over the years, it hosted some of the biggest names in entertainment, including The Beatles and Frank Sinatra.

The stadium was eventually demolished in 1973, and the neighbourhood went through a major transformation. Today, Rushcutters Bay is one of Sydney’s smallest and most densely populated pockets, with more than 2,300 people calling it home.

Your maximum offer should be your secret...not your opening move.

You know the number you’re prepared to pay. The seller shouldn’t.

Hold something back. Gather information. Work out where the other side really stands before revealing your position.

The better you understand their bottom line, the more strategic your next move can be. Ideally you walk away with the property and some money left in the budget.

The first offer isn’t always the most important one. What matters is where you finish. An opening offer needs to be strategic - not necessarily the lowest number you can get away with. Who o you’re competing against, how motivated is the vendor, and how much room there is to negotiate?Work to understand where the vendor’s real floor is, then negotiate your way towards it.
Because in a competitive negotiation, it’s not about who starts lowest. It’s about who finishes smartest.

Bays West feels like a step in the right direction - more homes, more public access, and a major piece of Sydney opened up. But 8,500 apartments is a massive number, and it raises a few real questions:

• Can this spot really accommodate another 20,000+ residents?
• Should we have more houses, terraces or lower-density homes here rather than just apartments?
• What does that much new stock do to surrounding suburbs like Pyrmont, Balmain, Rozelle and Glebe?
• Does it make heritage properties nearby more desirable?
• Will Bays West become a genuine neighbourhood, or just another apartment precinct?
