Real estate is a people business. It’s a relationship business. And you cannot automate a relationship.

In a recent conversation with
Real Estate Today - Australia and Real Estate Today - New Zealand & Get Connects founder, Stephanie Molenaar she shared the example of her two in-laws.

Both are in their seventies and both are selling homes right now, one at the very top end of the market and the other a fairly standard property.

Steph’s point was simple: neither woman would give the time of day to someone who wasn’t willing to give their time to them.

It doesn’t necessarily have to be the agent who calls. It could be someone from the agent’s team. What matters is that a real person has invested the time to pick up the phone, listen and have a genuine conversation.

As Steph put it, if either of them received a call from a robot, the door wouldn’t slam shut.

It would close silently.

The agent wouldn’t hear it. They might never know why, and they would probably never get the opportunity again.

That’s what people are missing, especially now.

We’re all incredibly busy. Sometimes we’re so busy that we don’t even make time to call the people who may eventually give us their business.

We naturally focus on those ready to buy, sell, connect, convert or transact today. That’s understandable. But we still have to nurture. We still have to prospect. We still have to grow. We still have to build tomorrow’s pipeline.

You cannot outsource the relationship, but you can get the right people to help begin and maintain genuine human conversations.

Spring is here, and we’re heading into the final stretch of the year.

If you know you’re not going to make the calls, be honest with yourself. There’s nothing wrong with that.

42 appraisal leads. From one campaign calling old buyers.

Real Estate Today editor Nic Fren caught up with Molenaar founder of Australian outbound prospecting service to discuss the opportunity sitting untouched inside agents’ databases.

Her team made around 2,500 calls to people who had enquired about a property within the previous 12 months.

Those calls uncovered 42 appraisal leads.

That should terrify any agency that has spent years building a database but isn’t consistently working it.

As the market changes, agents are rediscovering the fundamentals: pick up the phone, nurture buyer relationships and earn the position of trusted adviser.

Because your next listing might not come from a new lead. It may already be sitting untouched in your CRM.

Looking across the stories we’ve covered at Real Estate Today - Australia and Real Estate Today - New Zealand over the past week, the clearest thing I’ve observed is that the market isn’t frozen.

It is simply becoming less forgiving.

Buyers are still active, records are still being broken, networks are still expanding and businesses are still investing. But decisions are taking longer, pricing needs to be sharper, and there is far less room for weak processes, poor communication or technology that creates more work instead of giving people their time back.

What I keep coming back to is this: the businesses that will perform well through this next period will not necessarily be the loudest.

They will be the ones that understand their market, communicate honestly, adapt quickly and protect the trust they have built.

That is what I have seen across the industry over the past seven days.
