NSW strata legislation changes on 1 April 2026 bring new obligations for developers - and if you have projects approaching handover or first AGM this year, now is the time to get across them.

Here's what's changing:
From 1 April, developers will be required to provide an initial maintenance schedule and levy estimates as part of the first AGM information package. The initial maintenance schedule must now follow a new prescribed standard form, with additional requirements applying to multi-storey buildings.

Section 184 certificates will also need to include details about any exclusive supply networks (embedded networks) on the property.

Getting ahead of these requirements now means a cleaner handover and a stronger foundation for your owners corporation from day one.

NSW strata law is changing on 1 April 2026 - and if your owners corporation is due to review its 10-year capital works fund plan, there's something you need to know.

From 1 April, a new prescribed standard form will be required when reviewing an existing plan or replacing one that's been in place for 10 years. If your current plan isn't up for review yet, no action is needed right now.

The 10-year plan is how your scheme plans and budgets for the repair, maintenance and replacement of major common property items -getting it right matters.

Your TSM manager will guide you through the updated requirements when your review comes around.
