Ben's review covers the full picture of what property management should look like.

Regular updates. Honest communication. No stress about what was happening with his properties.

And then when it came time to sell, the process was handled carefully for both Ben and his tenant, making sure the tenant had somewhere to move to and the property was presented well for sale.

That last part matters more than people realise. A managed exit handled poorly can affect the condition of the property, the tenant relationship, and the final result.

Getting it right takes experience and genuine care for everyone involved.

A book I grabbed to fill a flight ended up changing how I think about the business.

It was 2019. Newcastle to Tasmania and back. I picked up The Subtle Art of Not Giving a F*ck mostly to have something to do at 30,000 feet.

In business, you get told constantly that growth is the goal. Full stop. No further questions.

This book made me actually ask why. Why do I want to grow? What am I growing towards?

That question stuck. Growth for the sake of it started to feel pretty hollow. Growth with a clear reason behind it felt completely different.

Still think about it now, honestly.

Five years is a long time to manage a property.

Especially one Megan describes as an absolute nightmare.

What stands out most about her feedback is not the five stars. It is the part where she says Pat handled so much so she did not have to.

That is exactly what good property management should feel like. Not constant updates about problems, but quiet confidence that someone capable is across it.

When the time came to sell, the process was handled carefully for both Megan and her tenant.

That kind of outcome does not happen by accident. It comes from 23 years of knowing how to manage the tricky situations without adding to the stress.

A cheap management fee can become expensive faster than a trip to Bunnings for a Saturday morning sausage sizzle..

The weekly percentage is easy to compare.

What is harder to see is the cost of a missed compliance issue (we’re talking big fines), delayed repairs (lost rent), poor rent advice or a property sitting vacant longer than it should.

Good property management is about judgement when the situation is not sitting neatly in a checklist.

That includes knowing when a burst pipe needs action now, when an upgrade can wait, and when a landlord needs a frank conversation.

Finding a property manager who picks up the phone and actually knows what they are talking about is rarer than it should be.

Cassie's feedback points to two things that matter a lot in this industry. Availability and real working knowledge of tenancy legislation.

NSW property management legislation is not straightforward. It changes, it has nuances, and getting it wrong can cost landlords time, money, and unnecessary stress.

Having someone who understands it properly, and who genuinely cares about getting it right, makes a significant difference to how smoothly things run.
