IT IS A BIG DEAL
It’s an emotional rollercoaster ride that almost all sellers take when they are selling their home.
Even if you have done it before it is never easypeasy.
I would like to tell you about a sale I did about 30 years ago.
I sold this couple their retirement home on Bribie.
They were so excited to be able to do what they wanted to do and have some time to themselves and enjoy life.
Well, this bliss lasted two years.
He became very ill and had to move back to Brisbane for ongoing medical treatment.
THE SALE THAT CHANGED MY REAL ESTATE CAREER FOREVER.
They asked me to sell their home for them, which I did.
Now here is the kicker…
At the time the country was in the middle of the
“RECESSION WE HAD TO HAVE.”
As hard as I tried to get back what they paid for the home, we fell short by $30,000 in 1990 money or about $250,000 in today’s money.
The pain on their faces was unforgettable; I can even see it now as I am talking to you.
That sale changed my real estate career forever.
I decided from that moment onwards I had to do better.
I never wanted to see that pain on the face of any of my sellers again.
So, I decided to develop a system and procedure that would be failsafe in delivering the highest sale price.

DATA AND GRAPHS ARE YOUR BEST FRIENDS WHEN SELLING.
We are avid accurate data collectors.
Virtually from my first day in real estate, when we received a unit project to sell, that's when my journey began in data collection, and I learnt how data can be used to maximise the sale price of a property.
The property referenced in this video was located in Eatons Hill.
Another agent texted our sellers (it was listed with us at the time!) with sale prices of similar properties that had sold nearby.
These were $1,375,000 and $1,295,000, and the text inferred that our sellers' displayed price of their property was way too high when compared to these prices.
The data that this agent used, although only a few months old, was obviously out of date.
This highlights how it is SO critical if you are going to use data, that what you use is accurate and up-to-date.
We sold the property the next day for $1,500,000, with incredibly high buyer interest.

WHAT IS HIDDEN VALUE?
Every home has it.
Finding it is sometimes not easy.
Here are a couple of examples of hidden value that we found in homes...
Selling a home on Brisbane's Southside, we found the hidden value as being that is was one of only a few homes in the area that didn't flood. We highlighted this feature, by attaching a flood plan on the ad, resulting in positive feedback for it from buyers.
21 offers were placed at the Open Home, and the sale price went $128,000 above the displayed asking price.
Another example of hidden value was the upgrading of a boundary fence line. The ensuing earthworks on completion of the fence, created extra parking space for a caravan or more vehicles. We estimate this additional parking added around $50,000 to the home's value.
Hidden value stays hidden if not noticed.
Seeking it out will always increase your sale price by attracting more quality buyers to the home.

The results in these different levels of advertising can be the difference between selling at the top end of the sales range to selling at the bottom end of the sales range. Then there is the social media site who have a large number of buyers looking for a home.
STEP 3. How to prepare your home for the market to achieve a fantastic sale price.
This is the most important step in the sales process. If your home presentation is not that desirable untidy needing repairs and maintenance your sale price will suffer. We live in a different world today. Buyers do not want to walk into working every weekend to bring a home back to spec. If they do buy these home they are only willing to pay the lowest of sale prices for it. Regardless of the age of your home presenting it like a display home will enhance your sale price.
