As a general rule, the Seller is responsible for property outgoings up to settlement, and the Buyer is responsible for them from settlement onwards.
But rates, water charges and other outgoings don’t always line up neatly with your settlement date. They may have already been paid in advance, or there may still be an amount owing.
That’s why we make settlement adjustments.
We calculate each party’s share so that, as far as the Contract provides, you’re only paying for the period you’re responsible for — and you’re not left out of pocket for someone else’s share.
It’s one of the many calculations happening behind the scenes to make sure the settlement figures are right.
