Bought Off-Market: Petersham Unicorn 🦄

This off-market buy is one of my most special home purchases. Looking at that grand Victorian facade, you’d never imagine the visionary architecture and gardens waiting on the other side. It’s one of those rare homes where the rest of the world just disappears the moment you step inside.

The lucky buyers had been searching on their own for over 2 years. Their brief was incredibly specific: a 500sqm block in Stanmore or Petersham with a double garage. And let’s just say they were also very discerning about the aesthetic so twas no small feat 😉

Once again, we were the ONLY buyers to inspect this home. We managed to negotiate terms that suited the vendor, and secured a price everyone was happy with by factoring in the off-market savings for the seller.

After 8 happy years at Scout HQ, I handed back the keys to my little Enmore Rd office today.

Considering I’ve barely set foot in it these past few years, it felt more sentimental than practical.

But it’s business as usual. I’m still scouting the streets daily in search of Inner West homes for my buyers.

Most days, I’m driving from home to home, sweet-talking agents between inspections, juggling building reports and council calls, and negotiating from the driver’s seat. The deep dives and serious homework happen during the late-night desk shift.

My address has changed, but nothing changes where it matters.

I love an off-market purchase more than anyone, but they’re not always the best buys.

Some of my best purchases in 2025 actually happened on the auction floor, thanks to insider intel. And a few real gems also slipped through the cracks and were bought via private treaty.

That said, when all the variables line up, off-market is hard to beat. In fact, 40% of my 2025 purchases were off-market deals with little or no competition.

It all comes down to understanding value, spotting opportunity, and a lot of hustle.

But now it’s time for a much-needed holiday to recharge for an epic 2026 of buying more inner west homes! Chau 👋🏽

Lennox St Newtown c1982, opposite Camperdown Memorial Rest Park

This is the magic of Newtown: aside from today’s modern cars, fresh paintwork, and 3 bins per property, our streetscape is forever frozen in time. That’s thanks to the Inner West Council’s (sometimes annoying but mostly a blessing) heritage conservation zoning.

Real estate nerd I am, I looked up what these houses were worth back then. In 1986, the second house sold for $55,000! Damn you mum and dad for sending me to Year 1 when I shoulda been buying properties instead 😂

We were the only buyers to inspect this charming semi, originally planned for a March auction once it was vacant.�
By selling off-market while tenanted, the seller saved tens of thousands, and the buyers secured their dream street.
�Settlement is in February after tenants move out, but Xmas certainly came early for the thrilled new homeowners 🥂
