You might see me at a lot of auctions without a paddle. I am not just lurking or being nosey, I’m actually doing crucial buyer’s agent work.
Knowing how an auction plays out is far more valuable than just looking at the sold price online. The real data is found on the auction floor, not just in the auction clearance emails.
A few things the headline results do not tell you:
• Registered versus active bidders: Ten registrations mean very little if only two people actually open their mouths to bid.
• The bidding momentum: A final price can sometimes set a new benchmark. However, if it was just one inexperienced buyer being pushed up by a skilled selling agent, that does not necessarily represent true market value.
• Market depth: If there were five active buyers chasing the property just below the sale price, that shows genuine competition at that specific price point.
Attending these auctions in person also tells me exactly where my competition stops bidding. When I am up against those same buyers or agents next time, I am far more informed.
True property appraisal requires understanding the psychology of the room, not just the stats. And deep market knowledge is what protects your capital.
