A “childcare” search might reveal activity you wouldn’t have thought to look for.

If several applications are appearing in the same area, that can be a useful prompt to investigate what’s changing around them.

Most investors start with the suburb.

That might be the mistake.

Stop chasing property rankings.

Growth doesn’t come from geography. It comes from imbalance.

He budgeted six months for approval. It took fourteen.

His holding costs weren't built for an extra eight months of carrying the site, and the blowout ate straight into his margin before a single brick was laid.

I hear this constantly. Every council moves at a different pace, and most developers only find that out the hard way, mid-project.

What if you knew the council's real track record before you bought the site?

How do you plan around council timelines? Tell me below.

They picked the block for privacy, no neighbours behind, just open land.

A three-storey approval was already sitting in council for that exact block behind them. They found out after they'd already built, when the scaffolding went up and their backyard lost its privacy for good.

I hear this constantly. An empty block looks safe. It rarely is, check what's already approved for it, not just what's currently there.

What if you'd checked the block behind you before you built?

Would you have checked? Tell me below.

He almost walked away from a good deal over a rumour about a nearby development.

The DA everyone was talking about had actually been declined months earlier, he just didn't know it yet, because nobody had checked the current status.

I hear this a lot. Old information about a DA circulates long after the DA itself has been approved, modified, or knocked back.

What if you could check the real status in seconds, instead of going on hearsay?

Would you have known? Drop a comment.
