One maintenance mistake we see far too often is relying on memory instead of a system.

Someone notices an issue during an inspection. It gets mentioned. Then it sits in an email thread or a notebook and quietly disappears until the tenant follows up… or the problem gets worse.

Good maintenance totally hinges on keeping things tracked right, all the way from when an issue is first logged to when it's done.

Make sure you log the issue clearly, set priorities, grab some photos for proof, and follow up thoroughly.

This systematic way of doing things means you catch every detail, stop people from guessing, and keep small problems from blowing up into expensive fixes.

An open home tells us a lot more than who turns up on time and fills in an application.

We watch how people move through the space. How they treat the property. Whether they ask the right questions or seem genuinely invested in making it a home.

Those little details often tell us more than paperwork ever could.

One of the most common maintenance mistakes we see is leaving things just a bit too long because they don’t feel urgent.

A slow drip. A sticky door. A gutter that’s “mostly fine”.

From our experience, these are the exact issues that turn into expensive problems later.

Not because they were serious to begin with, but because no one stepped in early.

When small repairs are delayed, they usually grow into bigger jobs that cost more, disrupt tenants, and create avoidable stress.
