Otter Place by Milieu, Collingwood
(Completed 2024)

As Milieu’s home, Otter Place represents a decade of creative development and is a tangible expression of our values. The essence of Milieu, and what we stand for, is felt in each detail. Situated moment’s from Smith Street – the cultural and culinary heart of Fitzroy and Collingwood – this building was created in collaboration with local practice DesignOffice and international studio Hassell.
Our primary workspace is an elegant double height volume flooded with natural light from Otter Street. A timber lined gallery to the mezzanine above connects the kitchen, lounge and boardroom, providing spaces for engagement and casual conversations.

As long-time residents of Otter Street, we’re proud to contribute to its streetscape and community. We’ve worked here for 10 years – and we look forward to many more.

In a time of soaring costs, how can “off the plan” design provide community, sustainability, and value?

As part of Melbourne Design Week 2026, Milieu Director, Michael McCormack, was invited to join a panel with Jeremy McLeod (Breathe Architecture) Qianyi Lim (Sibling Architecture), and Andrew Mackenzie (Publisher, writer and design advisor) to provide practical tips, lessons learned, and real-world examples to inspire smarter decisions for resident-investors.

This session reviewed design-led developments from property developers to state government to decode floorplans, features and trade-offs. This fascinating discussion took place in front of a packed Great Hall at the NGV.

Plant Street by Milieu (Now Selling)

Situated 10 kilometres south-east of the CBD, Plant Street by Milieu is in Malvern, known for its leafy streets, sprawling parklands and heritage architecture. Close to Malvern Road, Glenferrie Road and High Street, the building is connected to an excellent range of retail spaces, dining venues and community facilities, as well as public and private schools. While much of the area’s offerings are within walking distance of home, the area is well serviced by public transport, including a tram stop adjacent to the building.

Designed in collaboration with local architecture practice RITZ&GHOUGASSIAN, and interiors by local studio Georgina Jeffries, plant life envelops the building and internal open-air atrium to gently filter the streetscape without creating disconnection from the neighbourhood.

Milieu is proud to be involved in several events as part of Melbourne Design Week. Design Week celebrates design’s transformative potential with the call to action ‘Design the world you want’. In 2026, the festival continues this theme, inviting participants to consider not only how we design the world we want today, but the legacy we leave for tomorrow - a subject close to our hearts.

Milieu Senior Development Manager, Jessie Legge, will join a panel presented by Tract Consultants exploring the question, “Where next for design excellence?” looking at planning, and housing solutions alongside leaders from architecture and urban design, Kerstin Thompson (KTA), Matt Cohen (DTP), Briony Massie (Fieldwork Architects) and Elle Harrington (Tract Consultants).

Milieu Founder, Michael McCormack, will take part in two panel discussions, the first, presented by The Place Network, examines what effective collaboration looks like when designing precincts in our city, the second, “Made to Order - From Floorplans to Finishes”, examines design-led developments to decode floorplans, features and trade-offs.

Elsternwick Gardens by Milieu (Now Selling)

Elsternwick Gardens by Milieu is a new neighbourhood in the heart of Melbourne’s culturally rich south-east.

Realised by an esteemed team comprising Woods Bagot, OCULUS, K.P.D.O., Flack Studio, Broached Commissions and March Studio, this is an opportunity to live in thoughtfully created homes immersed in nature. Exclusively for residents, private central gardens flow naturally into the neighbouring Rippon Lea Estate and echo the beauty, calm and quiet of its historic grounds.

Autumn will see the colours in the private gardens shift from vivid hues to earthen tones as the leaves begin to fall. Across winter, the private gardens will take on darker, richer tones as trees and plants prepare for a new cycle. Throughout spring the on-site private gardens and landscaping will flourish with greenery and plant life. Come summer, the landscaping in the private gardens—particularly the hardy natives—will continue to thrive.
