The Reserve Bank raises rates again. Explain what they want average people to do. Money does not just magically appear to cover the cost
1. Petrol up more than 50c a litre on a tank of 50 litres that’s $25
2. Average mortgage up about $25 a week(conservatively)
3. Food costs over last few months increase approx $20
4. This also does not include the cost of other rate rises this year , increasing insurance, rates, electricity, gas, maintenance costs etc

These things are basics no luxuries no holidays just living so around $80-$100 a week extra needed

If people stop eating out, consuming goods, renovating etc businesses will close unemployment will rise holiday destinations will become ghosts towns.

Already older people are not downsizing when they need to as they fear the loss of value in their homes will affect their retirement. Young people aren’t buying as they fear more rate increases

We were the lucky country once but now we are slowly being overwhelmed with price increases.

Do I have the answers - not really but maybe we need to look at the bigger picture and stop punishing only one sector of the community, the mortgage holder!! The extremely wealthy like our politicians don’t even feel the changes but mum and dads do. Maybe we increase gst and cut payg tax so then those who have more to spend pay more tax instead of crushing mortgage holders only??? That way those who want to spend pay more simple maybe but feasible what do you think. Surely someone has better ideas than the government

What are your views on the changing property market. Here’s a thought I had - agree???? Just did some maths. stamp duty revenue will drop significantly if housing prices drop. The rate is approximately 6%. If property falls $100k that’s $6000 per property. Over 90,0000 properties sold last year. Say 10,000 had discounts/exemptions that would be a loss of $480,000,000.00. So that’s tax they will make up elsewhere.

Any queries about buying or selling reach out to us on 9789 7352

Some food for thought on the current housing market- yes auction clearance rates are down but this does not necessarily reflect sales. In turbulent times it is best to have a finance clause in your contract instead of an unconditional contract ( protection if you are an investor and bank not factoring in negative gearing for example or first home buyer and rates changing affects borrowing capacity) then changes to capital gains lots of scare mongering there by the media but possibly you could pay less tax under this scheme than the old one but the formula is complicated- suggest you discuss that with your accountant!!! Yes negative gearing will have some affect. And now lastly the media is banging on about house prices will drop. Now remember this is the same media that were going on daily that housing prices may drop by 40% because of Covid and we all know how wrong that was they increased. Now explain how prices will drop the housing shortage has not suddenly disappeared but saying the market may correct doesn’t make sensational news headlines. Look at things with a level head historically housing in Australia is a growth asset. If you are looking to purchase don’t expect some magical discount of $200k for example. Housing is a long term asset not a quick fix What do you think
