Another month, another AML [Anti-Money Laundering] update 🏡

Since the new AML requirements commenced on 1 July, this month, rather than talking about the regulations themselves, we really just want to say THANK YOU 🩷

We knew there would be an adjustment period as these changes came into effect, particularly with our new onboarding process and ID checks for buyers and sellers now needing to happen much earlier in the settlement process.

But our clients have been incredibly understanding about why we're asking for information earlier, and even better, you've been jumping onto those ID checks & initial questions so quickly 🙌 That might sound like a small thing, but completing these requests promptly helps us tick off those important compliance requirements early and keep everything moving smoothly behind the scenes.

We're still refining our processes as we navigate these new requirements in practice, and no doubt the wider property industry will continue learning and adapting over the coming months too. But in the meantime, to every client who has patiently answered our questions, completed their checks and worked with us as we find our new AML rhythm... thank you! 🫶

Nobody really warns you about the weird little adjustment period that comes with moving suburbs 🏡🫣 And these days, Perth property prices often see buyers needing to look outside their usual area.

You expect the unpacking, the address changes and the inevitable hunt for something you KNOW you put in a very safe place... But then there are the things you don't necessarily expect.

🩷 Missing your old neighbours and those familiar chats over the fence
🩷 Learning a whole new suburb and figuring out all the shortcuts
🩷 Getting used to the different sounds at night (what IS that noise?!)
🩷 And, arguably most importantly 😉: finding your new go-to coffee spot

It takes a little while for a new house and a new neighbourhood to really feel like home. Then, slowly, you find your favourite places, start recognising familiar faces and settle into a whole new routine.

When it comes to protecting your settlement funds, there’s no such thing as too many people paying attention 👀

Your settlement agent. Your finance broker. Your bank. And, importantly, YOU.

We all have a role to play, and the recent scam we talk about in this carousel that saw a WA mum almost lose $1.2m is such a powerful example of why having the right team around you matters 💪

One person noticing something that doesn't quite add up. One extra phone call. One more check of an email address or bank account details. Any of these little things can be the difference between a scam succeeding and being stopped in its tracks.

So, when we ask you to call and verify details, or your bank asks a few extra questions before processing a large transfer, please don't see it as an inconvenience 🙌

We WANT everyone involved in your transaction to be triple-checking.
We want someone to speak up if something looks unusual.
We want you to feel completely comfortable stopping the process and asking questions, too.

When hundreds of thousands (or even millions) of dollars are changing hands, being overly cautious is exactly where we all need to be 🔐

No one really warns you that settlement day can feel a little... bittersweet 🥹 You can be incredibly excited about what's coming next AND still feel a little sad about closing the door on a home that's been such a big part of your life.

🩷 Maybe it was your first home.
🩷 The house you brought your babies home to.
🩷 The place where your kids grew up.
🩷 Or simply somewhere that holds years and years of memories.

And even when the move is something you've been looking forward to for months, it's completely normal for those emotions to hit as settlement gets closer and handing over the keys suddenly becomes very real.

So, if you're simultaneously counting down the days AND wondering why you're feeling unexpectedly emotional... you're definitely not alone 🫶

Property journeys aren't just about contracts, paperwork and settlement dates. They're about people, homes and all the life that happens inside them, and it is an absolute *honour* to be a part of yours!
