Gawler sales just fell for the second month in a row — but house prices aren't following the same pattern. 👀
Confirmed sales dropped from 55 in May, to 36 in June, to 27 in July — now sitting below where the year started.
So does that mean prices are falling too?
Not so fast.
The latest 90-day data — covering 118 confirmed Gawler sales — puts the rolling median at $800,000. And the July 3-bedroom median actually moved up, to $767,000.
Is Gawler's market genuinely cooling below its usual winter level, or is this just what a normal winter looks like after May's exceptional surge?
I've broken down the latest monthly and 90-day data to separate what's actually happening to prices from what's happening to sales activity.
