Warehouses and industrial units are where a lot of first-time commercial investors start.

The buildings are simple, upkeep is low and the pool of possible tenants is wide, from trades to online retailers to storage.

But not every shed is a good investment. Access, clearance height, power and zoning decide who can actually use the space, and that decides how quickly it leases.

Buying property through an SMSF is a big decision. It's your retirement savings, the rules are strict, and there are plenty of moving parts between the accountant, the broker, the lender and the purchase itself.

Most people don't need more information. They need someone in their corner who will tell them the truth, including when a property isn't the right one.

When you buy a property who is actually on your side?

Buyers Agent works for you. I’m not paid by the seller and I don’t get a bonus for pushing a deal across the line.

Most people look at the yield first.
It's the last thing we look at!

Before any client of mine buys a commercial property, it has to pass three checks:

1️⃣ The tenant

How long have they been trading? Is the business growing, or just hanging on? Your income is only as strong as the business paying it.

2️⃣ The lease

How many years are left? Are there options to renew? Are the increases fixed or CPI? A great building with eight months left on the lease is a very different deal.

3️⃣ The re-lease

If this tenant walks away, how appealing is the space to another business?

If the answer is "almost anyone", fantastic. If it only suits a business exactly like this one, your pool of tenants shrinks fast.

If any of the three is weak, the yield doesn't matter.

Using your super to build a property portfolio, instead of leaving it with a fund manager. That's the appeal of a self-managed super fund. But it's not for everyone, and I say that as someone who works with SMSF clients.

It works when you've got a decent balance to start, you understand it's long-term, and the right team is in place: an accountant, an advisor, the right structure. Get that right, and all that's left is to execute.

Can you use your super to buy property? Not directly, but your SMSF can, using an LRBA. Now, with the government changes, commercial assets only.

You contribute into the fund, the fund borrows and buys the property, and repayments come out of the fund's cash flow. Done right, you could pay significantly less tax.

It's not for every balance; the fund needs enough behind it to run itself. But for the right investor, it's one of the most underused strategies out there.

At the end of the day, it comes down to this: knowing someone has your best interests at heart. 🔑
