This pre-settlement inspection hit differently and was such a joy to watch the interaction between my clients and the vendors.

The excitement my clients have to make a difference to somebody's life by providing them with a home is beautiful in itself.

NAB says hike. Westpac says hold. Inflation’s cooling but the number the RBA really watches hasn’t budged (3.6%).

My advice to clients: don’t try to time this perfectly. If your numbers work today, they’ll work whether rates move a quarter percent or not.

If I could talk to my younger self, I'd say: Buy more property, earlier!

I spent my 20s pouring money into lifestyle, nights out, cars, things that felt good for a weekend and meant nothing five years later.

Every dollar I burned on that was a dollar not compounding in an asset.

Property doesn't care about your discipline in the moment. It rewards the discipline you had years before.

A young guy came to us wanting his first investment property.

A week and a half into the plan, his mum calls: he'd gone and bought a $90k car.

A depreciating asset, at exactly the wrong time. Mum pulled rank, made him sell it, and he got back on track to his first set of keys.

Building a portfolio comes down to what you're willing to sacrifice. Skip the depreciating asset; get the appreciating one sooner.

Watched a couple lose their dream home on Saturday.

Beautiful character home in Brighton, VIC. They stood there, hands in pockets, waiting to "swoop in late" before the hammer fell. Classic strategy, except it failed. Someone else got there first, at a price they could easily have paid.

My advice for your next auction: get in early. Be loud, be proud. Make sure the auctioneer knows you're there to buy.

You might scare a few bidders off, but at least you're on the board

The real question isn't "what can I borrow?" It's "what can I comfortably hold for 10 years, through rate cycles and the unexpected?"

Buyers who confuse the two end up asset-rich, cash-poor.
