A fair off-market offer beat a full auction campaign by $55,000 on one Melbourne townhouse. The vendor didn't need to spend more – they needed to spend less.

Ben Dax, Sales Director and Auctioneer at Woodards Carnegie, says the shift toward database-led selling has become impossible to ignore.

"There are very few campaigns now that don't start pre-portal."

His team is flipping the traditional pricing model on its head – starting with active buyers already in their database rather than historical comparables.

"We might say we have Jane and Tony who have missed out three times, they're looking for a three-bedroom townhouse and they have a budget of $1.2 million. We think they would buy your property."

The catch? It only works if the data is good. And that's where most agents fall short.

"The quality of data going in is the first one and the second one and the last one really." Budgets, motivations, timelines – all captured through disciplined follow-up, not just name-and-number collection at opens.

Ben's team even calls unsubscribes. "There's an opportunity for us to find out what's happened. They've either purchased, something's changed or potentially become a future seller."

His bigger read on the market: "We're seeing a shift from the best marketer wins model to the best relationship builder wins model."
