Your rental history is critical. This includes your current and previous rental information, such as the address of the rented premises, lease start and end dates, amount of rent and details of the property owner/manager. You should also attach a rental reference from the outgoing property manager to the renter profile. This saves time for the ongoing property manager assessing your application suitability.

The key aspects property managers are looking for are that you paid the rent on time, looked after the property and were easy to deal with on matters such as repairs or inspections.

If you have an excellent rental report, you're more likely to be approved for a property you have submitted a rental application for. Also, it is important to understand what is in your rental history report to avoid surprises.

What is a property appraisal, and what is it used for?
A property appraisal is an informed opinion of how much an owner would receive for a property if they listed it for sale in current market conditions. Usually performed by a real estate agent, an appraisal should generally only be considered an estimate, and real estate agents don’t usually charge for carrying them out.
An appraisal isn’t legally binding. However, as property prices change rapidly, it can be an important first step in your process if you’re considering selling. Sometimes a property owner will also ask for an appraisal if they’re renovating, especially if the agent is prepared to give their informed assessment of the home’s changed value pre and post-renovation.

What is a property valuation, and what is it used for?
Unlike an appraisal, a property valuation is a formal, written report that accurately guides a property’s value. Property valuations are carried out by licensed valuers. They are considered so accurate that they will usually stand up in court. For this reason, a formal property valuation is often used in wills and deceased estates, divorce proceedings or property settlements and tax matters.
Banks and other lenders also use property valuations in their risk assessment processes because they can provide a reasonable guide to a property’s value and whether it is suitable security for a loan.

A guarantor puts up the equity of their own property as security against your loan. This assures the bank they’ll be able to recoup their money if you can’t meet your on going repayments.

When you use a guarantor (usually a parent or family member, sometimes a friend), a bank will likely lend you a higher amount against the property, meaning you won’t have to save a large deposit.

The good news is that these days guarantors don’t always have to guarantee the full amount of a loan – they can choose to guarantee just a percentage of your loan, say 20 per cent of the total value, so that you don’t have to pay LMI (lenders mortgage insurance).
