One of the things we love most about what we do is building long-term relationships with great people.

Raj and Neeha are experienced property investors and have worked with buyers agents before, so they had a pretty good understanding of what to expect when engaging one.

Our journey together had a bit of a twist early on.

We found a property that looked like a great fit, but after carrying out our due diligence, some significant building and pest issues came to light. It was disappointing at the time, but rather than pushing ahead for the sake of getting a deal done, we advised them to walk away.

Looking back, it was absolutely the right decision.

Not long after, we secured another property that was a much better fit and they’re now incredibly happy with the outcome.

What was really nice to hear in this interview wasn’t just their thoughts on the property itself, but their comments about the overall experience.
From the communication and support throughout the journey, to the off-market opportunities we presented, our pre-settlement inspections, and the relationships we’ve built with local agents over the years.

But that includes:
• holiday homes
• Airbnb
• properties under renovation
• homes between tenants
• even people just not home that night

So it’s not like all of these are sitting ready for rent.
Vacancy rates are around 1%–1.5% right now.
Balanced market is closer to ~3%.
We are still very tight.

Rents have gone up 40%+ in the last few years.
Wages haven’t kept up.

We’ve got:
• strong migration
• construction slowing
• costs rising
• approvals taking too long

The real problem is that we are not building enough.
You can’t fix a shortage by reshuffling the same homes.
