But that includes:
• holiday homes
• Airbnb
• properties under renovation
• homes between tenants
• even people just not home that night

So it’s not like all of these are sitting ready for rent.
Vacancy rates are around 1%–1.5% right now.
Balanced market is closer to ~3%.
We are still very tight.

Rents have gone up 40%+ in the last few years.
Wages haven’t kept up.

We’ve got:
• strong migration
• construction slowing
• costs rising
• approvals taking too long

The real problem is that we are not building enough.
You can’t fix a shortage by reshuffling the same homes.
