"Chase Wealth Australia gave us the chance to believe in ourselves."

For years the Semu family had a home, a mortgage and no idea where to go next. They had always been positive about owning an investment property. They just did not know how to go about it.

They made the call, understood the plan, and now have a property of their own. Their story is on the testimonials page of the Chase Wealth Australia website.

Property owners have had a great five years. Yet the question we've heard from people on occasion is: why bother anymore?

It is a fair question. Another week, another gloomy property headline. Plenty of people have quietly decided property is a game someone else already won.

The wrong thing to do is to write investing in property off, let's look at what the last five years actually did.

Brisbane homes: up 55.4% over the five years to 30 September 2026.

Perth homes: up 74.0% over the five years to 30 September 2026.

Those five years were never quiet either. There was always a reason to wait, and always a headline to back it up.

Now the part the headlines lead with. National values have eased for six months in a row to the end of September 2026: down 1.1% in September, and 5.2% below the March 2026 record.

That is real, and it is worth knowing. But set against five years like these, it is a minor dip inside a huge climb.

So here is the answer to why bother. The people who bothered, and held on through headlines, are the ones laughing and holding those gains today.

If you own your home, some of that growth may be sitting there as usable equity. For a lot of households, that equity is what funds the deposit on the next property.

Which means the real question is not whether to bother. It is where, and how. A national figure blends thousands of suburbs together, and the gap between them with thorough research, is where the good decisions get made.

That is the work we do: research-led, on your side, and built around your next step.

The doubt is loud. The growth is quieter.

Thinking about buying an investment property with the equity in your home?

Before the purchase, a lender looks at four things:

1. The current valuation of the property you own.
2. What you owe against it.
3. Your income and expenses.
4. The property you plan to buy.

Getting those four lined up in the right order is what turns equity into a workable plan rather than a guess.

Ask most homeowners in their 30s and 40s about their long term plan and you will hear something like this.

"Super's doing okay. We're paying off the house. We'll probably look at an investment property down the track."

It sounds sensible. It is sensible. The trouble is what "down the track" tends to turn into.

One year becomes three. The kids start school. A car needs replacing. The renovation happens first. Every year there is a good reason to wait, and every year the plan quietly moves back another twelve months.

Meanwhile the house keeps doing something useful in the background. Every repayment and every rise in value builds equity, and for plenty of homeowners part of that equity may be usable toward an investment property, without the whole deposit coming out of savings.

So the real question is not whether to invest one day. It is whether "down the track" has a date on it yet.

Chase Wealth Australia starts every plan with the suburb, because that is where a property's growth comes from. Suburb Signals is the tool we built to check it: search any suburb in Australia and see a score out of 10, with price history, rent, yield, rental growth and population trends in one report.

Pick the suburb you keep thinking about and see how it scores. It is a small step, and it turns a someday plan into a real one.

Can the equity in your home be your next deposit?

For many homeowners the answer starts with one number: usable equity.

Step 1. Lenders commonly lend up to 80% of a property's value without lenders mortgage insurance. Usable equity is that 80% figure minus what you still owe.

Step 2. A home worth $900,000 with a $450,000 loan. 80% of the value is $720,000. Take off the loan and usable equity is $270,000.

Step 3. A lender then checks your income and expenses to see whether you can service the new borrowing.

That is the mechanism. How it fits your position, your goals and your next step is where a plan comes in.

Thinking about investing in property, but not sure if you're actually ready?

Most people who want to invest aren't held back by the dream. They're held back by not knowing where they stand.

How much of your equity is usable, not just on paper. How much a lender would really allow. Whether your savings are working for you or sitting still.

The Investment Readiness Score works through exactly that and gives you one of three results, with your next step, or the one thing worth working on first.

Take our Investment Readiness Score quiz and find out where you stand today:

The cash rate is 4.60%. Your ten year plan did not change at 2:30pm today.

The Reserve Bank of Australia lifted the cash rate by 0.25% to 4.60% this afternoon. It had been 4.35% since May 2026. CBA, NAB and Westpac had all forecast this move, and ANZ has a second rise pencilled in for November.

Three things changed today: your repayment, your borrowing capacity, and the mood in the room.

One thing did not: which property, in which corridor, actually builds equity over the next ten years.

The honest part first. A rise makes borrowing harder, and anyone telling you a rate rise is good news is selling you something. What a rise genuinely does is thin the field. Capacity drops for every buyer at once, hesitation goes up, and the people still transacting next month are the ones who did the work before the announcement rather than after it.

That matters most where stock is already generous. Brisbane dwelling values fell 1.0% in August 2026 and 2.7% across winter 2026, Perth fell 0.8% in August 2026, and the downturn has reached 93% of capital city suburbs, on the Cotality August 2026 home value index. On that same index, over the year to August 2026, Brisbane is up 10.8% and Perth is up 15.6%.

With 93% of suburbs falling, the gap between those two numbers is not a reason to buy a city. It is the reason to buy a specific corridor and nothing else.

The work from here is arithmetic, not anticipation. What a lender will advance at 4.60%. What the holding cost looks like. Whether the asset stands up on its own without a falling rate doing the lifting.

"We came on board with a five-year plan. Not a 20-year plan, five-year plan. And we are going to retire with at least triple the amount of money than if we just got our super."

That is Shaun. He and his wife Natalie run a commercial cleaning business in Brisbane, and they met Chase Wealth Australia about four years ago.

Natalie knew retirement was only a few years off: "I was wondering how I could invest and make some money in the few short years I had before I retired." Her first impression was a story about a first property bought at 18, and her reaction: "Wow, you know, I'm in my late 50s and I'm thinking about it now." Her advice today: "Wake up, Australia. Invest some money. You don't have to be rich, which I thought you'd have to be."

Shaun was encouraging, and if she didn't understand something, he explained it. In Natalie's words: "When you come on board, they just don't set you up and say see you later, they're there for you for the whole journey."

Natalie has been hearing impaired for most of her life. "Some people think that that stops you from being able to achieve anything, but it doesn't. You use whiteboards, you speak clearly, it's been a really easy journey for us."

It was a big step, and trust mattered: "I felt like I could trust them. That was a really big deal for me." Her message to anyone their age: "It's never really too late, because it's worth doing."

Everyone deserves the chance to build real wealth through property, not just the people who already know the formula.
